Sir . As per GO 52889 18-mar-2020 . In CMDA limit, it has referred in english as plots not exceeding 8 and Tamil it has been mentioned as plots less than 8 is eligible for unapproved layout transaction. So can we consider a small layout with exactly 8 plots or less than 8 in CMDA limit is eligible as per this GO.. Appreciate your help.

Basically a agree land is converted into 18 plots and it's comes under Theni Nagaratchi. This is fresh and first registration as plots. But it has proper 40 feet road path to connects main road and it has no dtcp or cmda approval. I gave some advance amount for the same. Now little bit confused to buy it after watched your video. Please clarify me. Thanks in advance. Can I call?

And i am trying to get loan from bank.. now bank legal team is asking for "site regularisation order because g.o.78 is not allowing".. is it possible to get this official circular or G.O amendment for this new order and show to that legal team..

My builder was saying no need to take for individual, this approval for plots seller. expecting clarification from you. Registration date is Mar-2018.

If your land is already DTCP approval, We can apply for building approval. Building approval you can apply in your local body . Bank will also insist for approval.

My understanding from your answer, 1.Without DTCP approval i can't go for a construction with bank loan even its a single plot. 2. If i am going for a construction without bank loan , i don't need to get the DTCP approval?

@@iburahim786 , As per law, before any construction you should get approval from your local body. If you are doing construction without approval, it is purely on risk. In future if you want to sell, you can't bcoz registration department won't register it.
