Nice info. 1 more thing based on my experience. Check on EWS or Regular plot or shop site. This also needs to be considered. Planning permission parameters will differ.

What is responsibility of Government in land transactions? when a EC is issued by the Government it shall take the responsibility and protect the buyers. The buyers also does not want to consult a lawyer and invite more troubles in future. The cheating people are not punished severely and the civil cases in Courts are being dragged for decades is a misery for buyers. so the whole system of transactions requires a new approach.

My friend has recently constructed a house in a residential land bought by him before 2 years. Registered deed & Patta are in his name. But there is no approval for the land & house. What should he do to get the approval? Is there any problem without it? Need suggestion regarding this. Thank you

No mention about registration with RERA, DTCP, LPA etc. In case of pooling several survey number, because of sharing the road access, park,common place to be donated to govt, preliminary and final approval, is the owners of all pooled land have to sign as sellers. Condition attached to preliminary approval...compliance to get final approval. Correct me if need so

Thanks but I wish to add more doubts: 1. How to get Patta, Sitta and Adangal, can we do without the owber (ofcourse in his name?) 2. every year, Which month do we need to pay tax (after buying.) 3. we got xerox copy of old documents but how to get a good copy or soft copy officially from registration department. 4. Who will keep all the old original document of thw layout after all the plots were sold out? we would need to show to it future client when we want to sell right? Thanks sir !💐
