This year-round Pleasant Lake cottage sits about 30' from your 157 feet of shoreline on this spring fed lake. The cottage has had a complete makeover in the past year to make it a year-round home including a new well and septic system. The 1-acre lot offers a nice amount of privacy and some incredible sunsets out over the lake!
Pleasant Lake, Alexander ME... This 800 sq ft cottage was totally redone over the past year to make it a year-round home. The cottage is fully insulated, with new windows and a metal roof. It is sitting on cement pads and has extra's to make sure it is fully supported, underneath was fully insulated and has automatic opening/closing ventilation installed. Electrical updates were done, 200 amp service installed, but 100 amp to cottage and the addition of a generator hook up. The new well produces 18 gallons a minute so water should never be an issue! The road is a private road for the owners on it, with it being a private ROW, there is no formal association, care and maintenance have always been mutually shared by the owners on the road. The floorplan is pretty open and "user friendly", offering great natural light and beautiful water views from the kitchen, dining, and the bedroom. There is a small loft over the bedroom to be used as a sleeping loft or for storage. On the back side you will find the utility closets with your mechanicals, a large new bathroom and laundry.
When the new septic and pump up leach field were installed, the sellers also had the drainage issue taken care of around the cottage adding French drains and diverting most of the water away from the cottage.
The cottage has not been added onto and 30% is allowed by the town. The sellers do have in place permits to add a 10 x 12 bedroom and an 8 x 10 mud room. Outside you also have a nice new storage shed by the side of the driveway.
Pleasant Lake: 339 acres, 36' maximum depth. Fishing normally produces landlock salmon, white perch, and small mouth bass.
Alexander was an unorganized township until immediately after statehood. For election purposes, Alexander was made Plantation #16 by the Legislature in 1820. Several years later the residents petitioned for Plantation #16 to become an incorporated town. The name Alexander was chosen, after Alexander Baring. Alexander was Maine's 258th town incorporated on January 19, 1825.
The industries for the area were logging, farming, dairy, pigs, and cattle, then pastures became blueberry fields, and that industry still is popular for the area.

For essentially a one bedroom camp it's pretty pricey I know everything's remodeled but it's a little steep, you're paying for the view. Not a big fan of lofts I would actually do the expansion and get rid of the loft and do a vaulted ceiling, the ceiling was way too low. It's really pretty, I think it'll make a really nice camp for someone that can afford it.

Wow! That's a real Maine lake getaway. Imagine the contrast of traffic jams, sweltering heat, noisy neighbors, and going out there to quiet and cool air and billions of stars at night and a crackling fire. If I still lived in Boston, I would definitely consider it.

I really thought the property was going to be more in the 500k realm. And talk about 'move in ready,' wow. How often do you find a property that the sellers were smart enough to maximize value with a very comprehensive update/upgrade. Think about it... within hours of closing you can have this on the market as the perfect honeymoon waterfront getaway suite. WHOA DOGGIES! You're making money the same day you bought it! Man that is a beautiful setup! Not enough land for what im looking for but someone is definitely going to enjoy some cocktails on that back porch! For the people questioning the price, All i can say is just peek around the country and look at 1 acre lake frontage lot prices. You could pay this for a lot with no house and just enough room for a house so close to your neighbor you could have them pass the salt at your dinner table from their's. Very nice property but seems 200k too expensive. Why would anyone spend 355K for a 1 bedroom 1 acre on a small lake in the middle of Maine that they wouldn't live in? You could safely invest that 355k and rent multiple cabins in a summer with the interest. What do I know?

Yes the taxes are low but you're in ebf. Maybe 250,000. Maybe. I have seen a much better one for that. Just saying. People are getting crazy with the prices. I would almost consider it 250.000. Our taxes are 4,000.00 in old town. It's crazy here. Thank god our home is paid off.
