Unmasking is a feature in iZotope Neutron that gives mixing engineers an easy-to-use, visual representation of masking that is occurring in a mix. Once masking is identified, it is easy to address using EQ cuts/boosts.

Often, a mix will have 2 or more tracks that occupy the same frequency range. For example 2 vocalists my sound muddy when paired together in a mix because their voices are both occupying the same range. By using EQ to cut/boost different frequency ranges (typically a cut from one with a a reciprocal boost in the other) is a great way to clarify and balance a mix.
The unmasking feature in this video is particularly helpful because it gives you visual context for making your EQ cuts/boosts. You can also make inverse tweaks (the software cuts one, while boosting the other). Even that is visual because you'll be able to see the spectrum analysis change as you make changes to fix your masking issue.
