Kelly and Michael’s home has been on the market for over a month…And while the price is competitive and the market is red-hot, no one is biting. The couple is stumped…But Sofie says the unfinished renovation projects and student-squat master bedroom are real sale killers. Potential buyers are focusing on the negatives, she says…And cannot see the home’s fantastic kitchen and many heritage features.
In order to appeal to families and young couples, Sofie comes up with a $4,000 plan to harmonize the home’s interiors. Worried about getting stuck with two mortgages, the couple is on board from the start…And as Anthony and the team finish odd jobs, refresh the wall colors, and add sophistication throughout, the couple gets a crash course in real estate 101 from Sofie in order to sell their home in time.

It never ceases to amaze me that some sellers don't even clean the dwelling before showing it. The thick layer of dust on the television spoke volumes about the lack of cleanliness &, of course, would be a huge turn off to potential buyers.

I just don't understand how anyone can put a home on the market in that condition - plus it's dirty! Unfinished projects, leaking ceiling that has not been fixed, 2 different finishes on the upstairs bedroom ceiling and removal of a CLOSET in an older home that most likely doesn't have much closet space to begin with, and removing the fireplace (what were they thinking - they should have gotten rid of that ugly blue "day bed" thing that was stained and worn - UGH. Give me an original feature like a fireplace for ambiance any day!)

We were looking for a house like that - at a discount so we could fix it up ourselves. Looks like these owners didn't want to budge on the price though

I don't! I've seen him do the easiest, cheapest, tackiest, laziest 'fixes' show after show. No real craftsman would do such slip-shod work as this guy does. I think they chose him for his looks, not his ability!

How to sell a house: do obvious repairs first, then finish off the job by painting every available surface some shade of beige, baby blue or olive green, hide every piece of wood or exposed brick wall under a coat of white and stuff empty rooms with new furniture you don't actually need. Most importantly, don't expect buyers to identify dining rooms without a dining table, a bedroom without a bed, a potential office without a desk and kitchen counter space that isn't completely devoid of every kitchen related object whatsoever.

@Angel Bulldog Absolutely! All they do is make these houses look like every other cheap new build out there. As far as I'm concerned they not only strip them of their charm and uniqueness, but their value as well. I've seen them paint over some truly beautiful woodwork. You can't find new builds with this sort of wood. The quality of the wood we have to use now isn't at the same level, neither is the level of craftmanship of the builders. This Anthony is a prime example. All he knows to do is paint everything white (and he doesn't even paint properly half the time!!!). So sad really! People just don't recognize quality anymore.

As someone watching in the UK, I'm gobsmacked at people saying they need more space when they live in such huuuggggeeee houses! Wow, this house is 2-3 times the size of the average UK house. You are truly blessed with space already.

Yes often that is the case. And they had three bedrooms so they could easily fit kid nr. 2. I am Dutch and live in Germany where houses are often larger. When we bought a house we were planning to live there for a long time. Not suddenly discover that it's to small. I agree with you, some houses are enormous, they should invite Mari Kondo and not move. Big house means more cleaning btw! 😃

i know sometimes the painting of the windows looks good, but it just makes me wanna cry to see the charm , painted out. LOVE the Kitchen, outside needs some tlc too.

The comparison house shown at 13:26 left the original wood alone and it's really pretty. I don't understand why they had to paint over the charm of Kelly & Michael's house.

My grandfather, the professional house painter, taught me how to paint trim and corners with patience and an angled brush. When you've done this enough times, it becomes reflexive.

The curb appeal wasn't touched. A porch spanning the front would have added WOW for under $600. The concrete steps should have been scrubbed. Old street numbers and lamp should have been replaced. Rusty air conditioner should have been brushed and painted.

There was a porch, but some moton turned it into an entryway. Those huge glass windows ruined the curb appeal and made me ask "what heritsge features?" Once we got inside, I could see the house had good bones and nice woodwork.

I agree that historic homes need to keep their original stained woodwork. It takes forever to strip it to take it back to original stain.

It's now 2021, the younger generation no longer appreciates old dark Victorian homes or decor. Times change, Thank goodness. That's how we got flushing toilets, IPhones & utube😉

Hardwood floors prove people still love wood and a fresh coat of wood finish looks even better than a fresh coat of paint. They deliver pleasing results, but the wood painting has more to do with the limits of the designer than market desirability. Perhaps thoses limits are budget and time rather than knowledge but I am sceptical.

@@vaderladyl agree, we live in an old 1930 house and left the original stained molding and doors, etc. Compliments galore. We did use light paint color on all walls, the banister going upstairs is beautiful original wood!!!!!

They can't renovate everything. That's why this show is so misleading. They'll do the ground floor and not show any bedrooms or bathrooms, for example. Then you get gorgeous show-house in the living room, dining room and kitchen, but you know it's a dump everywhere else. Then they pretend that potential buyers are stunned and ready to pay for this 'gorgeous' house, like people don't check any rooms except the ones that have obviously been staged? If I went into a house that looked like a magazine photo-shoot in three rooms and like a slum in the rest, I would kind of guess I was being hoodwinked by cosmetic changes that are likely to fall apart (painted kitchen tile in some of these renovations - really?) within a few months of living there.

Curb appeal is so important. The heating unit and the gas meter should have been dealt with. The 1st impression is so important. Some colorful pots near the steps would have been very nice too.

Don't the realtors tell the owners to stash their stuff? We had to stash a ton of stuff to out our house on the market. Our realtor told us exactly how much we had to remove. The place was stark.

I really liked the tin ceiling in the kitchen until they installed that bulky ceiling trim which not only looks out of scale but reminds me of a cheap aluminum cookie sheet.

That heavy trim is what would have been used back in the day when tin ceilings were used. The 1903 house I grew up in had the original tin ceiling. That tile pattern was very similar to this and the cornice molding was virtually identical in pattern and was this same size

These homes are even more expensive now, closer to $1 million. Between foreign buyers and speculation buying and selling the prices are at least 20% inflated.

Many parents gift the down payment or furniture, etc. Plus, they have experience with housing, looking at plumbing, etc. So they look at the housing to make sure they're putting their money in a good property. Not saying whether it's good or bad, it's just what happens.

My main reason for watching HGTV is to get design and decorating ideas, but frustratingly, they don't give you a "where to buy" reference for any of the products. I don't understand this at all. It would be a goldmine for advertisers - what would Benjamin Moore (hypothetical example) pay to have an episode by episode guide to which of their paint colors were used, along with pictures of each room and the paint color name and number? Right now I really want that dining room pendant light, but as usual there is no reference to where to find it.

Decluttering? That should be the first thing done. Interior paint job second. Cleaning should be done third. Replace dated light fixtures t4th. If room is too dark, install sheers over windows. If furniture is too big for the space, buy a smaller sofa and/or dining room table&chairs. Brighten with candles, a couple of books as accents, new toss pillows, flowers before open houses, and an inexpensive ensemble for the beds. This will sell your home.

1) Declutter; 2) Repairs of all gut work; 3) address aesthetics, in that order. There's no sense painting the interior when the essential work hasn't been done.

I agree. That mirror was also a huge mistake too! Yikes! I would have rather seen a piece of art there.

I would get a small loan and update the home before I put it on the market. buyers don't like to buy a home that has a leak on the ceiling, a hole on the floor, or an unappealing walls color

I think the wardrobe is actually 2 cheap IKEA wardrobes (at least they look very similar), I had one of those when I was renting a room in UK

@@eutc7 I have 5 of those wardrobes, indeed from IKEA. They are very low budget wardrobes and was called "Aneboda" or something along those lines. Definitely student budget friendly :)

The wife has been too busy with the pregnancy and new baby to do much with The Slacker a.k.a. the Old Baby. I wish her luck, and would advise her not to have any more children until he proves he can handle responsibility. I dated one of those free spirit types many years ago while doing renos in a Victorian neighborhood. The guy NEVER finished a project, never followed through, and never looked back.

How come they get a sold house to show? I saw some buyers ive seen in other episodes. So are they staged? After reno the houses look super cool to be sold. Not one seller quits to sell after reno. Bit confusing to me

Again she’s painting original woodwork. Whhhhhhhhyyyyyyy?! And then there’s the design choices that the homeowners made. Our bed is so big let’s take out a closet? Why not get a smaller bed? Our furniture is big so let’s take out a fireplace - I don’t even know where to start with that.

No curb appeal still and a tacky tin foil ceiling in the kitchen. As a buyer I would be thinking how much is it going to cost me to get that down?

I like the texture, but not the finish? I think it is common to paint tin ceilings, how would you feel about the kitchen celing if it were white?

The ceiling is not tacky. It actually is very used on high end places and millionaire's houses very often. It is a classic antique look.

@@vaderladyl You make a good point, there are some really nice examples of tin ceilings out there. That being said, do you think the tin ceilings were working in this kitchen?

@@georgebush6002 I think it worked better after they changed the kitchen but it is not a perfect look. It works better on a more classically decorated house. I always liked this type of ceilings so I might be biased on my opinion a bit.

@@vaderladyl Agreed, definitely better after they finished it. I was thinking the ceiling had no context where it made sense for the ceiling to be in that room. I was thinking along the lines of color and finish rather than architectural style, but I think all these are ways of providing context. I might try some of the following: 1. Paint or refinish ceiling to strongly relate to room elements 2. Add new room elements to relate to the ceiling. 3. Paint the crown molding in a finish that would bridge the gap between the ceiling and the room as a whole.

This was filmed in 2008, that price is way outdated now for Toronto. In 2020 you can only get a 500 sq foot condo for 500k. A house like this in this neighbourhood would sell for a million dollars plus.

Who covers a fireplace...this is an excellent way to save on heating a home in the winter. she is painting over exposed brick..not re-exposing the fire place and sent them to a home that had a fireplace to compare to their home.
