Buying a house is also buy the area around the house. Buying a car is also buying the usage of the road infrastructure. Msia car is so cheap but road has undrawn lines and so many pot holes, in KL you will face traffic jam for hrs everyday. Likewise for house in jb, will the neighbourhood be safe?

I really think a more impactful cooling measure is long overdue. For resale condos to go up $1 million in 5 short years is abnormal. I think the anomaly of runaway prices during the covid should be addressed.

I don’t see the MRT connection to JB affecting our property prices. If you buy Malaysian property above MYR1 million, your exit strategy is another Singaporean. It’s not easy to find another Singaporean to buy your JB property. Their laws can change overnight eg they might raise that 1 million to 1.2 million or more which is highly likely and then you are stuck cos the locals can’t afford your property. The MRT thing might entice some to buy but I don’t think there will be many takers after they go try it for daily commute to and from from office and home. They will be late everyday. Train can take 30,000 an hour. You have 300,000 crossing everyday.

Malaysians especially those working in Singapore are buying up RM 1 mil+ terraces in e.g. Horizon Hills and The Kews. You should see their highly sought-after launches in recent months. The new condominiums near RTS are also snapped up very fast despite near RM 1 mil price tags. Sub-sales and resales are now moving.

DBS predicts an S$1.5-2 billion per year outflow to JB due to RTS from 2027. This will cause a price surge in property, retail and F&B in JB.

Singaporeans will get fed up staying in JB after a while unless the cleanliness, crime rate, infrastructure r all in lines with SG standard. After all life is short, why bother to move around unless one is not capable of affording the living expenses in SG. Basically JB is only for old folks to retire, the strong middle income families will still prefer to stay home perhaps only holidaying in Malaysia

Those are coffee shop talk. They drink coffee like 🍺. Govt only want a sustainable market that rises with economic growth n wages. But sometimes they too can caught off guard. That why they need to cool. Then ppl kpkb say their house cannot sell high. Then govt relax. Merry go round. Come GE. Again cpf can be used to finance aging property n the cycle repeat itself.

You're a rare breed. 2) I've a hunch that your property agent colleagues might not like this video so much. 3) Last but not least, I've a small suggestion to make. If you can tweak your "talking down to a subordinate kind of tone" when presenting your video, you will garner more likes...
