Anyone who wish buying a condo to rent out, please keep in mind the following expenses: 1/ Monthly interest on your mortgage, 2/ Monthly condo maintenance fees, 3/ Annual property tax (IRAS), 4/ Additional Annual income tax (IRAS) on rental income, 5/ Landlord responsibilities: As a good landlord, be prepared for additional costs related to repairs or replacements as per the tenancy agreement. 6/ Think again for other potential expenses (based on your situation). Many people overlook or are unaware of these expenses in detail. Compare all these expenses with your rental income and potential capital appreciation of your desired condo to make an informed decision. And finally, ensure you forecast your cash flow for at least 6 months ahead-the longer, the better.

@@alanweeproperty Thanks Alan.👍The cost can be more than that and I will not be surprise if can be up to 60%, as the monthly mortgage interest can be quite high now. 😀In my personal opinion, mortgage interest should be considered in the calculations. However, the capital appreciation of the property can help offset these costs. Cheers!

yes. some calculate only the interest as expenses. also have to factor in vacancy period. i think for some condos. easily 2-3 months vacant period.

Jai Hind. To be safe, just don't buy where the foreigns buyers are prevalent. Can't go wrong if buying into condos where common dual income local folks can comfortably service their housing loans.

Easiest way to earn $ in Singapore is to buy Property. Most make $.. Just make more or less only. Close both eyes can also laugh to the bank. We are not like the China and HK Property. Those already gone case liao lor if you buy these few years. Our Local Market Properties is easy to make money. Our land so scare so limited. Our land is a huge magnet for Crazy Rich Asean people and Global Rich people to come n buy. HUAT AH!!!!

EC 5 year MOP only start after development TOP. Sure gain but buyer need to hold 7 to 8 years. Condo SSD only 3 years inclusive construction time.

There r some good layout one eg silverscape lor 32. 700k for 1 bedder FH Near 3 mrt. Cheaper than woodlands 99yr 1 bedder. Jus sharing. Not all Mickey mouse are lousy layout

Yes. Plenty around. Since a decade ago. That is why u see more units - 700-800 units on a GLS site. Back then only 400-500 units. Developers love building them. Investors 💕 flipping them. There u go.

Budget constrained HDB buyers start with 2rm bto. Budget constrained private buyers (not eligible for bto or HDB resale) also need to start somewhere. No need to bash any particular type of housing. @@alanweeproperty It is an interesting topic for discussion. I remember a time when Mickey mouse unit was defined as anything smaller than 500sft in livable space. However, i feel that a one bedroom or studio that is 500sqft is not claustrophobic, but a 2 or 3 bedroom unit crammed in a 500 or 600sqft space is really small.

2 bedder at stellar rv with 538sqf is a joke. Private condos launched in 2009 / 2010 generally performed better than those launched in 2007 / 2008

Likely most of these developments are own and sold by high flyers expats or companies so they sometimes do not get too bothered by the losses.. when they want to go back they just sell..

Buy HDB BTO lah. If you want to buy condo, buy at least a 2 bedder around 800 sqft. $2m you will be in deep trouble if you lose your job
