My high-yielders are: ABR, LTC, EPR, CCI and VICI. VICI is by far the largest position from these. ABR is much smaller than others. NLCP is intriguing... but as far as I know my broker doesn't offer their stock. I might call them to add it.

Since these REITs are so undervalued, and as long as they remain so, wouldn't buybacks be a much more efficient allocation of capital than these large dividends?

A lot of REITs are buying back shares. But they also need to pay dividends to enjoy the tax benefits of REITs

AHH has been on my watchlist for a while, just waiting for a further dip (my target price is $10.75). Also, maybe I'm missing something, but did AHH miss one quarter's dividend in 2023? There was no payment record in Q3 2023.

@ Just talking about global warming. Mtn is now historical low price. But I worry about global warm would kill their business. Especially managing ski resort. They have managed it for a century. But still can be good after 10 or 20 years later? They can not manage their ski slope fewer days cause of high temperature. And all the investors worry about their vital business. I think it looks like value trap......Hard to concluse

AHH generates only 17.51% of its NOI from residential properties, with the rest approximately evenly split between offices and retail. Naturally, it shouldn’t be valued with the same multiples as other residential REITs.

I'm going to pass AHH for now. Alexandria is my worst performing REIT at the moment (and I have a large position in ARE)... so I don't think it's a good idea to add anything else that smells of office 😅 (even if it's not a typical office REIT).

Given AHH's exposure to the greater Baltimore/DC area, I wonder how they would be affected by the Elon Musk DOGE cutting government staff. Not sure how effective they are going to be, but a possible risk I would think.

Jussi, Armada and EPR are so cheap because they generate too less CF in relation to their interest expense. A interest hike will easily wipe out their Cashflow

that is not correct, you are likely failing to adjust for non cash depreciation

@@askjussi I appreciate being challenged to find out where I'm making a mistake. But I can't find one here. I compared the operating cash flow to the interest expense. This already has depreciations adjusted. Armada paid 77 M. USD in interest rates in the TTM (source Seeking Alpha), that's roughly 10% of revenue. They generated 107 in Op. CF. That's only 1.37x of interest expense. They pay on average 4.6% for their existing debt of which 73% expires from 2025-2027 (source: investor presentation09/2024). If they have to refinance at 7% their interest expense almost doubles and their CF goes up in smoke. I learned that the hard way in 2022/2023 with most of my REITs.
