Mortgage rates slipped to their lowest point in two years. The average rate on the standard 30-year fixed mortgage edged lower by one basis point to 6.08%, according to a survey of lenders released Thursday by mortgage financial giant Freddie Mac. As should be obvious by now the Fed Rate has little direct influence over the mortgage lending rates. Keep your eye on the 10-year Treasury rates as this has much more direct influence. Expect the housing market to remain flat or in slow decline for the next 12 months. Affordability is the main drag and the cure is reduced home prices and not interest rates. Remember associated costs like property tax, home insurance, etc are all based on home prices and not what interest rate you have.
