I wonder how much money is in it for a home owner. I talked to a couple of realtor/developers (It wasn't Bill) they kindly laid out the numbers and made their presentations. But it didn't look that profitable. In fact it almost looked like a loss. I was told by one outfit that I'd come out of it with about 350k after a 3 units build on my East Van 33x110 lot, and around 450k by another. But the number in there was based on lot value of my property and not on what it would likely sell for with the house. My estimation is it would sell for around 150 to 250k more than the number they had in for lot value. Which takes the expected gain down to maybe a 100 thousand, maybe 200 thousand. But then it sounds like it would be subject to capital gains tax? Even if it wasn't taxed, if I was to rent somewhere for 2 years until the new place was built out ( maybe less than 2 years but who knows) say I rented something at 35k a year, that's 70k in rent. Also I would lose any rental income I might be getting at the moment. Say a typical basement rents for 2k a month is 48k rent not collected in the construction phase until I got some income from the new build. Take into account moving expenses, hassle finding a place, going into business with strangers and the potential for things unknown and I can't see why to do it. Maybe if someone wanted to make an extended family home, then it would be good.

In Calgary, liberal socialist/communist Mayor Gondik, secretly signed contract with liberal JT, that zoning is free for all. Meaning if you have a home worth $700,000 or more, and someone buys the house next to it, they can literally build whatever they want, 6 plex, 8 plex, which ultimately will lower the value of the other homes in that area. She did NOT consult or let the public know. Even with thousands of people lining up to protest against it, they still went ahead regardless how the Calgary citizens felt. She signed a deal with the devil (JT) for federal funding. This was never talked about in the MSM and the public did not know about it until it was too late.

I subdivided 3 lots in Port Moody. 66x132 into 33x132 lots. Storm sewer upgrades by me on #1 was $200,000. #2 was around $123,000. #3 was over $300,000. 18 months to subdivide the first 2 lots. # 3 was almost 4 years and 6 plus Port Moody planners to get the project to the finish line. #3 was one of the worst nightmares of my life. What it did do on the positive side was motivate me to leave BC and invest in Utah and Mexico.

Hi, you seem like a pretty experienced person to ask this. If you have a minute to reply, please let me know if the following numbers would be correct, I’d highly appreciate it: Typical 8700 sqft lot in Port Moody: $1.6m City fees/ services upgrades: $400k Holding/selling/miscellaneous costs: $100k Total: $2.1m Selling each lot @$1.25m should net $400k. Are the numbers correct or am I missing something? Thank you very much!

As much as they like to talk about creating housing for the missing middle and "affordable"housing with a door and parking pad and green space, ultimately I feel that municipal, provincial, federal levels of government all desperately must increase number of taxable "units" all governments are bleeding money Housing is the milking cow
