LATEST INFLATION REPORT:
Headling CPI decreased to just 3.3% per year, driven lower by the fact that oil and groceries are rising - year over year - at a much slower pace. All items - when averaged out - increased by NOTHING in May, which signals that inflation is continuing to move in the right direction.
More specifically: Energy prices fell by 2%, new cars fell by 0.5%, all items LESS food and energy only rose by 0.2%, and Shelter rose by 0.4%. Core CPI declined to 3.4%, down from 3.6% last month.
THE STOCK MARKET:
As Marketwatch reported, for the first time since 2000, just three stocks make up 20% of the entire SP500 - and that’s Microsoft, Nvidia, and Apple. This means that - despite the fact that nearly 40% of the entire index is negative for the year, just a few very large companies are responsible for the majority of our new highs.
Even though this certainly could be cause for concern, a separate analysis found that a few companies leading the market could actually be a good thing for future profits. That's because, since 1950, rising concentration led to even higher returns, especially since THOSE were the companies generating the most revenue.
A Goldman Sachs representative also recently said that “A wall of money” from passive equity allocations will pour into the stock market in early July.” It’s also worth mentioning that - since 1928 - the first 15 days of July have been “the best two-week trading periods of the year for equities. The S&P 500 has been positive for nine straight Julys, posting an average return of 3.7%. The Nasdaq 100 has an even better record, posting gains in 16 straight Julys, with an average return of 4.6%.”
HOUSING PRICES:
Overall, Median housing values increased 6.2% year over year, to almost $434,000, which is the highest amount - ever - on record. On the bright side, there are 10% more listings on the market today than a year ago, giving buyers more inventory to choose from.
This has resulted in almost 43.9% of homes going under contract within the first two weeks of being listed (down from 46.9%, a year ago) and 18% of sellers were found to have cut their asking prices, likely because they wanted too much money in the first place.
Zillow has revised their 2024 projections and now anticipates that housing prices will only rise 0.6% for the rest of 2024, and actually decline by 0.9% over the next 12 months. As they say, an uptick in inventory “is causing some listings to linger on the market for extended periods, resulting in more negotiating power for buyers.”
SUMMARY OF ECONOMIC PROJECTIONS:
According to their projections, they forecast core inflation subsiding to 2.8% by the end of the year, falling to 2.3% by the end of 2025, and then finally leveling off at 2% by the end of 2026.
In addition to that, they believe that the unemployment rate will begin to uptick slightly in 2025, to 4.2%, and that GDP will remain in the 2% range.
However, when it comes to interest rates, this was the largest change: They expect to keep rates in the 5.1% range in 2024, which was significantly higher than their March Projection of 4.6%. In fact, they’ve signaled that they expect rates to stay higher - for longer - even throughout 2025 - at 4.1%.

I see the rising interest rate as a very big problem, as more investors will definitely pull out more money from the Stock market. This might have worked when I was still invest-ing with a couple thousand dollars, but it is more difficult now to decide whether to pull out more than $365k from my port-folio. I know some inves-tors still make that despite the strong bear market. In wish I could pull that feat

I think the whole thing about holding stocks for long term will always apply. So I think you should get a quality broker who is able to analyze and pick stocks that will do well in the long term, else you will be in a long bear ride.

You have a very valid point, I started investing on my own and for a long time, the market was really ripping me off. I decided to hire a broker, even though I was skeptical at first, and I beat the market by more than 9%. I thought it was a fluke until it happened two years in a row, and so I’ve been sticking to investing via an analyst.

Certainly, there are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’Melissa Terri Swayne” for about five years now, and her performance has been consistently impressive.She’s quite known in her field, look-her up.

I hear this all the time from my uneducated associates. Inflation went from 3.6% to 3.4% so prices are coming down, no they aren't. Yes this is a good directional move but prices are still going up but they are going up at a slower rate. This kind of thing isn't taught in school and the media has everyone so brainwashed to just believe anything. Not many people are going to take time out of their day to educate themselves, so here we are.

They should have zero interest rate cuts on 2024. Maybe one in mid 2025 if inflation behaves. Inflation is compounded - people don't get that. Inflation decreasing is not deflation - prices still increase, but a slower rate.

To be perfectly clear, I in no way put the blame on you for that mess. I thought you bowed out on that a long time ago when you made the video about it being something that is losing money. Still, so many people are asking for it in the comments. As for myself, I already took most of my money out of my account last March when they made some changes I HATED. The only reason I didn't close the account completely was because I still had some treasury direct bills coming back to that account.

You know what sucks, is graham used to reply, like, or heart EVERY comment. After FTX and now the YOTTA bank stuff I never see him in there. It’s aggravating coming from a HUGE long term fan when this was my favorite channel for everything financial/credit/real estate. But the radio silence (probably due to NDA’s, and legality of everything) is kinda betraying to the people who would listen/invest/etc. I hope everything clears up and gets back to normal and you’re able to speak on it. The X factor is the US debt spending. Since G is part of GDP, and we can print, we can literally spend ourselves out of a recession. Deficit spending is record high right now, which is very risky.

Dear Graham Stephen please remember that during 2020 record profits in the stock market did not correlate with the labor market, job market, or inflation whatsoever, they were 100% independent of these factors showing America just how reliable these measurements were moving forward in the Age of technology, digital era, and ai, it showed that companies do not care about people, only profits and that the profits would continue to soar leaving almost all of Americans behind to suffer with the help of tech, ai, and digitization of labor and services. This major issue is not being addressed or talked about at all, companies are using AI, and laying off employees, and hiring less and less, and then selling our goods and services to the highest bidder and taking it to overseas displacing Americans in record numbers for jobs and income for the economy. These same companies would pay little to nothing in taxes, extract maximum profits and resources and services from the gov., and giving nothing back into the economy or America.

How can the economy in the US be good or better when then petro dollars are coming back to the USA and the BRICS countries are selling off US Treasuries for gold and silver (with those dollars coming back to the USA as well). All the stock markets, housing real estate and commercial real estate are inflated or off the mark respectively. All the inflation can be felt with food, energy, and housing that are not in the CPI numbers. Nothing is going well in the US economy. In fact nothing is going well in any G20 economy. What is Russia's debt to GDP? That looks better than any country so far. Liquidity is out to lunch, the cost of the US debt is rising too and surpassing the cost of the US defence budget. There is no bright light here. Just gloom and doom. I for one am not fooled by what the governments are pushing over us. They need to protect the banking from bank runs and so they drip BS.
