Not just Nava Sheva, but even areas like Panvel that are close by might see some effect! With any investment like this, you will only get great returns if you hold for a while, so for the long term, it would make sense to look at something like retail spaces/shops

So there aren't any such strategies to invest in an actual property in India without any down payment. Usually investors here buy Commerical property, use Rent Discounting, to get loans against rent they recieve, and use those funds to build their portfolio

You didn't talk about the most important difference between the US and Indian market that is rental yeald. but you talked about many less important things. hope you'll learn about real estate with time.

Hi, the reason I didn't include yield is because it is very difficult to generalise across assets and micro markets, especially for huge markets like India and the US. In India, residential yields can be 1.5-4% depending on the city (property.magicbricks.com/microsite/research-insights/src/pdf/indianresidentialmarketrental.pdf) while commercial or industrial can be 6-10% Hope that makes sense, and will definitely try to learn more about Real Estate with time!

First of all that doesn't make any sense. And now let me tell you about these huge markets if you talk about resedential properties in both the countries. As you mentioned that rental yeald in india ranges between 1.5 to 4 percent , it is very difficult to find a property in this whole country which gives you the yeald of 4 percent, generally you'll get 2,3 percent. But it is very easy to find a property in US which gives you the yeald of 7 percent. Now the important question comes that why there is that much difference? And the answer is that prices of properties are extremely overpriced in india and the reason for that is because here more than 90 percent people just know one thing about investment and that is real estate. And these people holds there 95 percent wealth in real estate. So that's the major difference between there two markets.

@@navigator_rushikesh yeah you are right you can't make money in real estate in india. you should put your money into equity and debt. because intrest rate are 7,8 percent and rental yealds are 2,3 percent. so there is no scope of refinancing and shit. as in us because there rental yealds are 5,6 percent and intrest rates are 3,4 percent

Sir plz dont stop posting, we learn so much from KZbinrs like u. Sir dont u think that indian real estate have reached a little bit of saturation as now the house is around 1 crore so their is almost no chance to get double return as before.So do u think its good to invest 1 cr in real estate or stocks. Bcoz as u said india is in growing state so its best to invest in stocks now but for real estate it have reached its height and now they are few number of ppl that would give more than 1 cr to buy property. What is ur opinion on this? Thank u.
