Let's say you found a distressed property valued at 50lakh, You took a 40lakh loan (10 lakh downpayment) to buy that property, and now you renovated, furnished it, and rented it, then after a year value of the property grows to 70lakh. Now if you go to another bank for financing and ask for a 60lakh loan, they will give it to you, you have 60lakh in hand and you can pay 40lakh principal amount to your old bank so in your hand you have 20lakh extra. 20lakh - 5lakh (renovation charges) - 5lakh(other charges) you will end up having 10lakhs in your hand. Now, with this 10 lakhs in hand, you can head over to another distressed property and use this 10 lakhs as a downpayment. This could have been explained with a better example but try to understand what I mean to say.
