Use Liquid Flash at a Wall-to-Foundation Connection

Brian Pontolilo demonstrates how to air-seal where the concrete foundation, mudsill, and Zip System sheathing all meet.
For the house Brian and his wife are building in northwest Connecticut, they used ZIP System sheathing on the walls. Like many of today’s water-resistive barriers, ZIP System is great because it allows you to really efficiently take care of your water management and air-sealing at the sheathing level. Here, they are working on the transition from the foundation to the wood framing above using liquid flashing.

I've seen people use Siga tape to cover the zip and concrete and then used zip tape on top of the zip, overlapping the top of the Siga tape. Not sure anyone else has tried this. It's double tape, but seems a lot easier than spreadking liquid flash everywhere. Anybody try this?

Unless u will see the black tape and care about how it looks, I don't think it's necessary. Tape or liquid flash directly onto the concrete.

This actually is probably a better idea. I found that the wide ZIP tape stuck very well to masonry when using a layer of 3M '90' spray adhesive as a primer. I can't remember which tape specifically recommended this for the application. But dang if it doesn't work great. However, that was on CMU and the joints are a pain with tape. I think I'll use liquid flash on the rest of the house!

I have heard that Siga Fentrim tape works very well for sealing this joint. Are you able to comment on this? Thanks.

Curious, why not add in liquid flash before putting the sill plate foam down. Cost but prob worth it in long run? Or cover sill plate entirely with liquid flash all sides and over bolts once done. That is if the PT is dry or leave one side open(top)? Thanks for this :)

i hear tell that it may be best to apply the air barrier from the inside. The water that inevitably will be intruding whether as condensation, or rain will require drainage and would best exit where you applied that liquid flashing. High performance homes require high performance maintainance. Perhaps im not seeing a detail that points out a larger system where that is theoretically planned for. Well executed either way, thanks for sharing, really nice looking place.

If youre spending that much on flashing, your nails are peobably set to the correct depth and you glued your firring strips to avoid any problems with finish siding nails
