One thing missed to add. Not everyone can pay 10% lumpsum amount as one time. Some banks like hdfc allow part payment only 3 times of the EMI. So i transferred to sbi which allowed any amount for prepayment without charges. So i started repaying the 10 % in small bits for every month.

@@karthiknanthaa think you misunderstood. For hdfc they accept part payment, min of 3 times of emi. If the emi is 25 k, they will accept part payment min of 75k which 25*3. However with sbi, we can make part payment even for 10 rs.

Good point but try don't pay extra money into your housing as additional payments. Use the extra fund for saving which you will gives you better compound interest and use that compound interest to clear your housing loan.
pl explain the formula for calculating EMI _.principal +int. I.e.less deduction in principal vs more deduction in int. How & why? for example: If 10000 is monthly EMI why it is 2000 ppl + 8000 int.

ஐயா நான் 20 இலட்சம் Home Loan வாங்கியுள்ளேன் மூன்று ஆண்டு ஆக விட்டது. மாதம் 20 ஆயிரம் Emi Pay பண்றான். இப்போது நான் எனது loan Close பண்ண விரும்பிகிறேன் நான் Bank யில் வைவர் கேட்டேன் ஆனால் Bank வைவர் option இல்லை என்று கூறுகிறார்கள். தயவுசெய்து எனக்கு விளக்கம் தருமாறு கேட்டுகொள்கிறேன்

Helpful info, I would like to ask you one question if anyone answers it will be beneficial. I also have a House loan, I went to the bank and asked if I wanted to make a partial payment and I wanted to reduce the tenure, Unfortunately, the HDFC Home loan bank said, they can't do it until the current interest rate goes equal the interest rate initially when I bought the house loan. It was 8.70. I know there is no such rule, but why are these HDFC bank people saying this and fooling us. After that, I still do not proceed with the part payment, and still waiting. Kindly advise, if anyone has any suggestions, please let me know. If anyone else has faced a similar experience, please share it here.
