Make ground floor bathroom attached to room and convert the single bedroom to down floor common bathroom and increase corner room from 3.00x 4.00 to 3.00 x 5.00 and make the common bathroom down floor 2.00 x 3.00. so it has a bedroom attached with bathrom and a guestroom and nathroom.

I just used this floor plan for my house in Mexico it came out to around 110 thousand USD that’s counting materials labor permits and land price!
