Love it when Bob is helping you, you can get so much more done and it’s safer. I’m glad the city and chamber are being helpful. When we had the Charleston Riot Commemoration in 2014 we had a difficult time finding venue space especially near downtown town. The Ballroom at EIU is so expensive, the library has limited hours, now the Brick house is closed, so really the Moose is about it (which is what we chose and they were terrific). I love the brick with the chippy white and green paint. Progress!!

the name bob was looking for is steam trap .. held the steam in , but, let the condensate (water) out to return .. and yes that was a boiler room only efficient wayto heat a building that size back then , and still plus they probably used steam for forming parts of the shoes .. one hint get a product called pump saver and run iut thru the washer after use for storage .. and run the washer out of gas, turn the tank off while it's running . it'll keep the gas from going old in the carb and gumming it up .. good luck and it's looking good lol

yes, we actually in a recent video got the city water turned on and a working bathroom and sink in the building. Which will get us by till we install the new bathrooms. it's an industrial inlet so the water pressure is out of this world. fills a 5 gallon bucket in like 30 seconds.

You might want to look into renting or buying a dry ice blaster. It works just like a sand blaster but without any residue or sand left over.

I am going to only say this once since I am pretty sure that Bob and company know. Two things that may affect your health. One is asbestos that might be in the insulation or floor tiles, the other is maybe lead in the paint on the walls. You may consider getting some Tyvek suits and respirators. I like the way you think about a deal on things you can reuse and about reusing materials that are at the factory. You make me feel like I should be doing something. When you catch people breaking glass there, the punishment should be help to clean up around there. There are also community organizations that might want to use your space eventually and may have members who are willing to help now. Think of art and sporting organizations. That courtyard will be a cool venue for local artists and food trucks this summer. You are going to want to pick out some spots to throw down and water some grass seed late winter. Make your main entrance and a relaxing spot (like the courtyard) super pretty with some landscape. I bet there is a civic organization that would love to help. Wished I was there to help.

I think it is dried adhesive. We are going to get a concrete grinder. Then do concrete staining and clear coat of the floor. It is the best looking most affordable option and will look good in an industrial space.

Things to think about with having a Venue space: 1. Noise - Im not sure what your noise ordiance is, but considering you have single pane windows, its going to go through that easily. 2. That room has some Reverb, and could be detrimental to the sound in the space if loud music is being played as you might get a lot of slap back or early reflections. Some Acoustic drapes/curtains will help that can be hung up tor reduce the reverb. 3. Speaking of noise, you can get yourself a noise dB meter to monitor audio level within the room. 4. As you love industrial, I suggest looking for some Strand Patt Series Theatre Lighting and converting them to Regular lamps or putting in a Zero 88 Dimmer Pack and small Control desk for stage lighting. Youll want the Patt 123 to wash the stage with light and the 23 Spot or Patt 264 for Front mic position. Make sure they havent been refurbed yet, Get the original looking ones, not the shiny ones that cost an arm and a leg. 5. If you are having a venue space, youll want some sort of bar with a built in sink, whethere just a back bar or both back and front bar, which means you can sell drinks or have a self serving drinks bar. 6. Get those fold up chairs that hang on a wheelable rack, then youll be able to effectively use the space more. 7. When it comes to audio, If you cant afford a some speakers your self, Like EV ELX range for instance, find a local PA hire company that can supply you some speakers and a sound desk for events. To keep it simple get two tops, two subs and have them sit either side of your stage area facing the room. 8 Have a think if you want to go the route of having a small stage in there or not. If you have any questions, just drop a reply and ill answer as best as I can.

great tips. the jury is out about whether we can get a variance to serve alcohol but as I understand the renter can get their own one day permit. I think there is a quiet hour and before that time being zoned industrial we likely won't have a lot of problems with noise. a few neighbors all more Than 200 feet away. what are you going to use for heat? You need to protect your plumbing from freezing! Concrete floor sealer will help with the dust. I would avoid the concrete stains unless you pay for a pro. Cheap concrete paint is the way to start. Take the gas powered pressure washer to a small engine repair. 90% of gas engine problems are carb related. Use TSP to clean the floor or walls, use a stiff broom for scrubbing.

Have you considered using part of the building for a Nomad Hostel .A place for travelling workers .Its not a motel /hotel but a stop gap. In England there a quiet a few now and in Europe. It seems to be a booming idea. Hope this gives some ideas. Love watching the building come back to life .
