been going through your videos...you have grabbed my attention. im moving my family to vermont... one area of interest i notice not covered in your video library is which areas of the state are best for hand crafts/makers... a person such as myself is looking for a particular life style... like minded creative people...youtube doesn't seem to think thats important enough to cover...however i do find such content on local tv series shows...country stores/meeting halls/farmers markets/festivals/fairs. a real estate agent would likly do a far better job "selling" the hand crafted lifestyle to potential buyers. im a professional sculptor/woodcarver ...my family and i are only interested in a particular "maker/crafty" lifestyle in an area of the state with like minded people where we would feel a connection too and be accepted in to the community we being "flat landers" and all.... its just a thought.

Hey, thank you for your comment! You're right there probably isn't much on that sort of thing. Most towns have art galleries but sculpting is a bit different. A similar creative spirit seems to exist throughout most of VT. In the winter, towns like Stowe & Newport do ice sculptures which I shared on my social media this past year. Often at fairs like the Addison county fair and the one in Essex there's all types of art and you'll see people carving wood blocks with chainsaws. Bennington VT has the potters barn I think it is. Vermont attracts a lot of artists & writers I find. I think the natural beauty and serenity is the cause of that. Burlington VT has the arts district of the South End... more of a wall art type up there though. Vermont is an artsy place in general. Brandon & Ripton VT have the writers guilds, the Robert Frost trails in Bennington and Ripton... am I into that? Not really to be honest so I am only mentioning what I know but I'm no expert on that topic by any means. 😊

Was just looking at a home in Colchester and it was a decently kept 3BR in a very convenient neighborhood, but the price was sheer madness.

Indeed! Shelburne, South Burlington, Colchester area will cost you an absolute fortune to buy a nice house in a decent neighborhood. New construction is easily going for 700-800k+

Crushing 2 years ago prices were doable. Then 21 I noticed people dumping second houses. Now it’s so brief in my fav listings. I see Rutland Is on fire w flips imho. I’m not keen on Rutland. Holding out for marbleworks condos. I do see new housing developments all over which is shocking. Great video. So florida is definitely crazy, impossible For young professionals to have a starter homes.

Rutland may be trying to be a more family friendly up & coming. Someone has been busy w those builder grade kitchens & baths. Brandon is having re-branding moment tied to those darn roads.

Thank you! Yea there's not a whole lot of anything super desirable for a great price... most people are sacrificing on certain things or spending more than they'd like to get what they want. Rutland is having a very hot market, some pretty decent homes for around 300k... Most people don't love Rutland which is why it's a much more affordable area. I will say some neighborhoods are actually pretty decent... but you really have to like the city part itself I feel like, or at least not mind it for shopping and amenities...

We’re staying indoors as much as possible with electric fans, no air conditioning here!! We’re very near the coast here so always a nice breeze at least. Hey Susan, I'm doing great! It has been very warm recently. Working hard selling homes and spending lots of time at a nearby lake when I'm not working... work hard play hard! I got AC for the first time ever this year which makes it much more enjoyable in my home office. I'm glad to hear from you, I hope your family and cats are having a great summer! 🙂

I've heard that there isn't enough supply to facilitate a crash. But could demand dry up if homes get too expensive?

I think what you've heard is correct. I do also think that demand will start to die down as interest rates keep rising, but that unfortunately hurts the lower income earners most. Home prices I think will stop seeing the huge rise in prices but will somewhat flatten out and maybe eventually we will see demand drying up... but California & Massachusetts and some other states are already quite a bit higher in home prices in certain areas and their markets are still very hot! Even Stowe which has some of the most expensive homes in the state the demand is high for million dollar homes. Lots of second home buyers can easily outbid first time home buyers or lower income earners.

One good thing is there are still some places with more affordable housing like Rutland, Barre, Newport, Springfield etc. But they aren't the nicest areas of the state. Unfortunately I think we will see most people aren't going to get to live where they really want to unless they find a way to be able to afford it. Which is why we are seeing so many sellers holding onto their homes in these super high priced markets, they have no where to go if they sell. But this is all my opinions anyways! 😄

@@LivinginVermont comparing this crisis to crypto/nft's... you're not gonna see people just cash-in their "house-coins" once the cost of a home 5x their investment. People like to hold houses. There's no situation I can imagine that would inject a huge supply into the market. Maybe two. Both very unlikely.

I would check out strongwillpm.com for listings, and also Burlington Area Housing & Rentals Facebook page. If you have pets it might be hard to find a rental. Unfortunately it's getting into fall so any affordable short term rentals are disappearing pretty quick. Reaching out to property management companies is always a good idea if you can't find anything anywhere else. Williston, Essex, Burlington. South Burlington, Colchester etc. You can find apartments, the Old North End of Burlington and Winooski you certainly can for sometimes a little cheaper but they are less desirable areas with a bit higher crime, especially recently. If you commute a little ways that would save you some money probably. It's an expensive area to both buy and rent so just be prepared for that.

Around Lake Champlain, lower elevations. Pretty much the west side of the state in general, and farther south also.
