Airbnb has gotten out of control. it started out as a way to just have a guest stay in your home, like in an extra bedroom. It's much like a true homestay. But somehow it became a way to suck up housing stock and basically create mini hotels. In the US we are faced with a housing shortage and inflated housing costs, Airbnb has only made the matter worse when investors buy up all the more affordable housing and basically take it off the market for those who are looking to buy their first home. What started as a fun way for travelers to meet locals and have a more genuine experience greed has turned it into a burden on other residents and home owners.

@@armyguytravels Not really. I have never used AirBNB. There was allways a cheaper way around, look for youth hostel or similar, and for longer stays look on Craighslist style sites or... in summer I prefer to just sleep in the car with seeing the stars in the sky (glassroof) than in AirBNB.

Ty for your video, keep up the good work. I just got caught in the middle of this issue a couple of weeks ago at the Millennium. I booked on Agoda a nice looking apartment but got switched a couple of times to real dumps and refused access to the gym and pool. I was really pissed off and booked a different hotel and left. I was refunded the other days , but it left a bad taste and it all looked like a scam as these guys knew it was illegal. They obviously had a lot of rooms in these complexes.

I experienced the nightmare that is Air BnB as a property owner and part-time leaser of my place in a large condominium complex in Thailand. I bought the property brand new. A nice two bedroom luxury style apartment with all the facilities - gym, lagoon pool, jacuzzis, etc. Initially it was great. Then ... the one bedroom apartment next door was bought. Before I knew it, it was rented out with Air BnB to Russian guests. They would come and stay - up to 8 of them in the one place. Then the nightmare began. Hideously rude, belligerent, aggressive. They shout, slam doors as if it is their entitlement, talk at the top of their voices around 3am onwards (calling Russia on their phones) and cannot lower their voices. The polite requests to please reduce their noise were met with anger, slamming doors and banging on my adjoining wall. I ended up nearing a nervous breakdown and almost broke my hand after I yelled out after out-of-control Russian kids running up and down the corridor and slamming doors. I pleaded to stop slamming the doors. A Russian lady swung the door so hard I thought it would come off the hinges. I punched my kitchen table. It was at that point I put my place up for sale and rented it out after not being able to sell it for around two years. The value of the condo fell significantly. The Russian guests would hog all the pool chairs in the morning and keep all day. Their toddlers would swim naked, so I saw feces floating in the pool. I saw kids urinating into it for fun, running around trying to break windows. They misused the gym equipment, slamming weights up and down, breaking machines. Absolute animals. The Russian owners meanwhile would be back in Russia and not pay their yearly maintenance fees, meaning the place fell into disrepair due to lack of funds. Juristic management failed to enforce payments. I can 100% understand why Air BnB is a complete nightmare for residents. I rented my place out via an agent with a long-term vetted tenant. Not these random rude holidayers.

Airbnb are as expensive as hotels now anyway, and charging a cleaning fee just takes the piss. What is the average price of an apartment in Sgn? I would guess the rental yield is terrible. Spend 250k usd and make 10trieu a month, ild sooner put it in a savings account and not have the stress.

Vietnam should regulate those apartments under two category 1) under commercial district 2) residential district. Only commercial districts apartment are allowed to host airbnb. Non commercial district strictly ban it.

On my visit VN lately, the thing surprises me the most, no zoning law as in US. You can have a business on residential area, hi rise bldg mixed with single residential, a bar can be next to a church, the list goes on and on. The regulations that Mr Duong mentioned are for taxation, not about zoning. VN as I know for hundreds of years is just like today, no concept of individual privacy.

I paid for a month at Saigon Royal, in D4, when I arrived I was told I couldn’t use the swimming pool or gym. The Airbnb host apologized, but didn’t bother to tell me before I booked or refund me afterwards. After multiple complaints, the host did pay for me to use the private and separate fitness “GYM” located on the 1st floor. Vietnam makes everything difficult for tourists….so I’m happy to spend my money in Thailand instead.

There are way too many airbnb in big cities in general. Investing in an airbnb now is too late. I am an airbnb host for 5 years myself, and I can tell you the new hosts cannot compete well with us because their expenses are too high (recent real estate prices). The airbnb guests do cause a lot of issues for the locals, but they bring in the money for local government (tax, tourism businesses etc), so the local government has to decide. The local laws can change and ban airbnb. It depends on the city. My suggestion (even though you are not asking for one lol) is dont buy a property for airbnb business. You are too late. There is little money to be made. Not worth the headache.

Most new apartments will be able to do AirBnB, but after a year or two, when there’s enough home owners who reside in the building, good chances that they will vote for management who will ban AirBnB. Vinhome Bason is one. Metropole in Thủ thiêm Will follow soon. They might not stop everyone from doing it, but what they can do is not issue cards to go in and out of the complex anymore. Good luck doing fingerprints for your guests.

Additionally the security usually recognizes the people that live there or are friends of people who live there. They even know them by first name often times.

My wife started Vietnam's first real estate company in 1995. Saigon properties. Today there as many real estate outfits as there are coffee shops. Everyone is in real estate now but only a few are licensed. Listen to Ken. Vietnam real estate is a mine field. "Agents" will tell you anything to get a deal. The laws in Vietnam change like the weather. Consult someone like Ken before doing anything. Trust me, I've been doing this for over 3 decades here but not anymore. Great place to live, terrible place for real estate business. Most complaints from Air B and B renters are about loud Vietnamese neighbors and bad cooking smells but it depends on the building. Owners complain about the destruction of their condo's by renters.. It's just not a good idea. Rent a hotel rom.

It will drive up the home prices and many people in Vietnam will not be able to afford to buy a condo or a home. If you can afford it, then pay extra taxes and management fees if you rent out your property as an AIRBNB. Since short-term renters (AIRBNB clients) use up more water and amenities, the people who list their properties for AIRBNB must register with the Condo's Management or Board and pay extra management fees and taxes because they are collecting income from multiple sources. These are my two cents.

I totally agree with the airBNB restrictions seen in many countries and cities throughout the world. Housing and home-ownership is basic living necessity . It should be prioritized for local citizens. It should not be used to accommodate people with money to inflate the housing prices so that local citizens can’t even afford to live in their own cities. If you have money to invest, there are other means where you can put your money to work.

The problem in most countries is that hotels and too expensive and the governments keep putting high taxes on hotel stays. if they get rid of airbnb they need to adjust the prices downward on the taxes. i go places for a month or more at a time, i do airbnb and its 500-600 per month or i do hotel and it is 2500-3000 per month for the same place. make it make sense

The trouble we often ran into while staying there was when we had to have interaction with local authorities. Each local seemed have its own separately rules or I interpretations of the central laws or rules, so the time was wasted to get the real and correct answers on the issues we were having. These answers from them ranging from “we don’t do that here” or “it was only a suggestion”. If we pushed to have the answer from higher sources then the answer was” my boss is away on commission? Not sure when he will come back?” If we pushed harder for the solution, then they would hint the answer would be provided via a certain sources if “gifts” were given! A society where corruption is at the core. Very disappointing to those of us who just want to carry on with normal and sane approach!Hic!😢 the laws were not always clear cut in that environment. The answer should be to just have airbnb-only condo buildings. I have stayed in airbnbs in D4, I would hate to live full-time in those buildings because of the constant airbnbs coming in and out. However, if a condo building was classified as an airbnb friendly building when it's sold, then owners who want to live in them can avoid them. Those buildings can also charge higher fees to handle the wear and tear.

Ok that sucks for the Airbnb people but does that mean rental prices are actually going to go back down? Everybody involved usually want to fight the rebalancing of prices even if they don't want the Airbnbs.

I just watched one of your videos where you said you cant use certain names as a business in Vietnam like historical figures and you talk about Ho Chi Minh real estate. That should not be legal right?

The number of people referred to the Home Office as suspected victims of modern slavery rose to 4,758 in the three months to September, the highest number on record, and 15 per cent higher than the 4,132 in the same quarter last year. Some 523, or 11 per cent, of the suspected victims claimants were Vietnamese, the second biggest number after UK nationals. This represents a fivefold increase in three years, from below 100. It follows a surge in the number of Vietnamese migrants crossing the Channel. In the six months to June this year, Vietnamese migrants accounted for the largest number of small boat arrivals with 2,248 reaching the UK, ahead even of Afghans and Iranians.

Vietnam, if it doesn't want to be further left behind, should be looking at the plans of housing and leasing in Thailand. Even Foreigners will be able to lease up to 99 years.

This is a huge problem also in the west and Japan. You don't want tourist every day around your house. You dont know them and some cause trouble. sure 9 out of 10 bother no one and are quit but thats not enough. People want to feel safe and secure in their homes and have children around.

I dont even understand why its allowed in the west, there are simple zoning laws, you cant open a store in a house without commercial zoning but still it happends.

As an investor you take the risk, no point in crying. The government will ban short term rentals such as airBnB because they can't collect tax from these "investors", most if not all fly under the radar.

The concept is welcoming but the use has turned in to an abuse. It’s essentially again to make quick and big money on the shoulders of hotel industries and owners. Short term rental is needed for professional purposes when in short term duty (one to three months). A building apartment should not be used for Airb&b more than a 10 or 15% of the total building accommodation and nor over a certain ratio per area density. It unfortunately always goes in peer with education, mass tourism, cheap mentality etc.
