My god! That is one of the most fantastic villas I have ever seen. I love what those designers you mentioned, Senior what's their names lol, Did with the interior. I have never seen pine trees like that. They looked like giant dandelion puff balls. The exterior and the cantina are so rustic to contrast with the 20th century interiors. If I had the money I'd buy it just based on your excellent video sir!

The location and grounds are lovely. However, the house resembles more of a prison interior vibe. Not at all a fan of this one. Very institutional style inside.

I’ve been to Firenze, studied Firenze and I must say..NOPE to this property. Too new of a feel. I prefer the “old” look and feel of that gorgeous city..Michelangelo’s city.

I see some potential with this property. Definitely not my style inside. Kitchen would need to be brought up. Too many small rooms. Would open up some walls. Also update the bathrooms and change the interior looks to a more traditional Tuscan style. I realize the original design was a modern architectural look but unfortunately modern "styles" soon become unmodern. Traditional is timeless. The property itself does have great potential for the right buyer. BTW - that old cellar that you walked through was awesome - a potential wine cellar.

As a designer I would have reissued some of the rooms as proper bedrooms and such. To many offices and not enough real living spaces to show the possibilities. Also I have issues with all the staircases. The one in the entry should be a true straight stairs for ease of moving furniture upstairs. The courtyard should have furniture in it also. It is clear these people do not spend any time in the gardens. Needs a major clean up and planting. I also don't like the kitchen so far away from the living room. Is it worth 2.6 euros? I'm not sure.

The entire feel of the place would be improved by having grand, old wood doors instead of those unappealing slick metal doors. However, I very much appreciate the security of the steel doors.

My favourite part was the cantina (I'd live in there)! and when you mentioned it had been built in the 11th century my heart sank to think what they'd done upstairs. The design and decor is quite polarising. It felt like too much of a nod to industrial commercial and not a home for living, in my view. But someone's going to love it. Such diversity. I guess I must be more of a traditionalist than I thought when it comes to Italian properties. But your work is always appreciated Nick. You are charming!

Happy Saturday! I expected to see a leprechaun jump out of a closet. To me, as usual, I vision a boutique inn with the killer cantina dining room/bar and outdoor dining terrace. Plenty of bedrooms with bathrooms and even the ability to have small conference rooms for a chic business meeting retreat. Andy Warhol and Peter Max mentioned in the same video definitely sets the decor tone, giving charming a rest. As much as I love charming and look forward to its return. What I could make in that kitchen…….wow. Thank you! Great property.

Another fascinating one take property tour. The design was awesome, but too modern for my personal taste, but that being said,it was amazing that they incorporated some of the old with the new. The ceilings & the cantinas, not sure if I used the right word,but leaving them intact was just gorgeous. The kitchen was one I would love to prepare meals. I loved the courtyard & even the glass corridor with the columns. Very unusual & beautiful. Thanks for showing & have a great weekend.

Design for designs sake, and worthy of a magazine spread. On the other hand, so cold and sterile that not even centuries of history can overcome. I suppose if you have full time staff (at least a cook and gardener) it wouldn’t matter how impractical it is. But clearly the current owners don’t. The property looks pretty scruffy and unkempt.

Finally, a house where I can put my Jean-Michael Basquiat collection, wait I don't have a JMB collection, hmm perhaps some Art Deco, nope, I know I do have some bronze bookends, unfortunately they are rather small. Thanks for describing the view from the not 70's windows, too bad we didn't get to see it. No expense spared on the servant's quarters, pallet gates and table. Loved the Orientals and the horse/wine cellar. Interesting 2 hectares and no pool. Hey Nick, have you ever visited Fiesole, fantastic Etruscan (later Roman) town with an amphitheater where on a good day you will be the only one sitting on the ancient seats. If you climb the steep path to the erstwhile monastery, you have an incredible vista of Florence, great after the sun sets too!

The staircase is totally at odds with the wooden ceiling. The indoor wall colors are very bland for Tuscany. I would not choose to use the rooms as the owner has. It is, It is, however, a great property with a blank canvas.

I love all the light coming in and love the doors. The tower could be my hidey spot with lots of books. Move the kitchen up to the light and I would love it. Overall not my usual style but I can appreciate the quality and the craftsmanship. Beautiful home Nick, thank you.

Buongiorno Nick. I'll take all the hard furnishings, light fittings, ceilings and original stone window surrounds but the house --- umh --- it has an 'institutiona'l feel. For me, a house of this age without monumental, walk-in fireplaces, shuttered windows and terra cotta floors is not a home. However, it could be tailor-made for a discreet operation like a HNW family law office. I had a price of 2.5 million before you released the 'asking'. A wonderful rummage, but it's a 'no' from me 😎. Arriba!

It is truly magnificent. Loved everything about it... and those doors! Wow. Some of the interior architectural elements reminded me a little of Corbusier's Villa Savoye... like the long rectangular windows on the upper floors and spiral staircases. Way beyond my budget but worth every Euro.

Omg how did I miss this one?! FANTASTIC. Yes I'm a big Sostass and Memphis fan and It's clear from all tge italian design classics everywhere so are the owners. This is the perfect peaceful space for any real artlover. As a matter of fact I could imagine this bought by an art foundation, it would accomodate sculpture, paintings and multimedia pieces, offices and flexible reception areas, café offering light lunch and wine with a spectacular view of Florence and the hills, managers flat and artist residence workshop plus guestrooms. Virtuallt no changes needed at all to convert this into an epic cuktural hub spitting distance from Florence. Oh gee, If that as where 26 again and fiercely resourceful! I usually don't like spiral staircases at all, but these are everything, Madon'! (excuse my Napolitano) Living there? Yeah that's gotta be kinda nice. Not too shabby indeed. Great video, great home but not in anyway Memphis style. Yes great property and lovely home but the architectural elements are Post Modern. “Memphis Design Style (1981 - 1987) takes elements from Art Deco of the 20s, Kitsch of the 50s and Pop Art of the 60s. The Memphis “look” can be described by some as a marriage between Late Modern and Ikea while others would describe it as a shot gun wedding between Bauhaus and Fisher Price.” I have photos but cannot paste them here. This home is Post Modern. It may have been renovated between 81 -87 and it is in Italy but it is not Memphis Style

Well done, Nick. I just found this post. Was this a corporate house? As I live in South Florida there are plenty of high end homes with this look circa 1980. Of course, none have the history and CHARM of this one. Did I miss the pool? Speak from experience that while initially visually stunning, It is hard to live in. Eventually, you want to hang curtains! I admire the aesthetic, the mix of the very old (which is timeless), with the minimalist.
