Hey Amy. Ooh. A windy day. 3/3. Nice. Don’t care for kitchens in the front but at least it’s not visible til you clear the wall. The kitchen contrast with cabinets and waterfall island is nice. Open concept with dining/living. Nice pantry. Covered lanai. Nice size laundry 🧺. Nice size full bath and guest bedroom. Yess. Do like the floors. Like the loft space. Don’t usually like dark countertops but it works in the upstairs bathroom. Back downstairs for the primary. Good size for it and the en-suite. Definitely see the swing and like that green. Very nice for those that don’t mind stairs and not having a pool. Thanks for sharing and see you next video.

Hi- I'm curious about some of your comments in your video- especially at time 4:20 about the extended lanai. We actually live in a Phase 4 Mattamy villa; prior to purchasing, our Mattamy sales representative stated that we COULD have an extended lanai with screens and fencing (black iron only if on the water). We were also told that Phase 4 would have a gate and community fencing. When we expressed concern that to get to all the amenities of Waterbrooke (clubhouse, pool, dog park, etc), we'd have to walk or drive a long distance outside of Waterbrooke gates on a very busy public parkway before having to enter another set of Waterbrook gates- we were told that Mattamy was working with Clermont for approval for a walking path around the lake to provide better access. These statements contributed greatly to our decision to purchase this villa; however, now we are being told by our HOA manager that there will be no approvals for extended lanais in villas, nor will there be community fencing or a walking path to the amenities.

How much would these villas cost to actually look like the model home? 400k?

Well... they don't have any more of these... but I believe they were about $425k to look like the model at the time but that is just from memory

No- all villas are 2-story.
