Loved this video! I've been living in EP for the past 2 years now and can confirm your assessment is spot on compared to my experience, with one small caveat - it technically IS possible to live walkable to the stores here. I happen to live in a townhome community that's about a 15-20 minute walk to the mall, Walmart, Aldi, etc. However, that's definitely a rarity here - there are only a handful of neighborhoods with single family homes that close, and the rest are townhomes or senior living apartments.

Unfortunately the Section 8 housing is taking hold. It'll be a bigger problem in a few years.
