Just a quick point from a building surveyor, it is incredibly rare for a physical DPC to fail. I’m not saying it never happens, but 99% of the time your damp issue has another cause. Drill & inject DPCs, in the vast majority of cases achieve nothing because they are being used to treat a symptom and because they have questionable effectiveness even when correctly specified.

Thanks James, I appreciate the feedback. I also had some other feedback down in the comments. I’ve been in touch with the surveyor, and indeed the damp specialists who did the treatment and am waiting on their feedback. Whilst I’m not new to property refurbishment, this area of damp is new to me so I’m learning the ropes!

@@matthewcox6490 don’t take this the wrong way - but I would not trust asking the people who did the work. They’re not motivated to give you the right answer… injections are pure snake oil.

@@kainehorridge8340 there’s a few ways depending on your circumstances and the sector you’re looking to work in, but I went back to uni, got a building surveying degree then got on a grad scheme with one of the big 4 and got chartered

I'm moving back from Australia at the end of December and was struggling on what to do with my life. after watching your content it's really motivated me to start my career in property. just payed for the the sourcing startup, hopefully when I move back I can start to look at booking other courses to. keep up the good work!

What electrical Course did you do and what will it allow you to do in the building? I would like to do some electrical course so I can do some of the electrical work in my own properties

Was this in 1980 as I have rentals which I bought 5 years ago one street away from where you are and couldn’t buy any 3 beds for under 100k,

Why do you go with the interest only mortgage?

Several reasons, but the main one is that the buy-to-let’s cashflow more on a monthly basis - this money can be reinvested or taken as a dividend. Majority of investors purchase using interest only mortgages - worth looking into it in more detail!

sand cement rendering the walls before boarding makes no technical sense. did you ever find any further info on why that was done?

Yes we did, was confirmed by building surveyor and damp specialist. the video doesn't give all the needed context, maybe we'll revisit and go over what and why.

Problem in those "value" areas is getting quality tenants.

There's a huge shortage of rental properties both in South Wales and the UK in general. I had many applications on the finished house and did my due diligence carefully, alongside reference checks what have you. The demand is there (hence the high rental), and as a result you can easily find quality tenants.

would be really interested to know your thoughts on this one. we do have a damp guarantee from the damp specialists too on this one, so I'm feeling pretty confident :)

@@JustinWilkins such properties are designed to be moisture open. Any use of cement based morters/renders will trap moisture in the walls. This can create a damp issue for the neighbours (or your property if your neighbours have done it) Then you will both be tanking to the roof! Instead use lime mortars, lime plaster, breathable paints. Reduce any external ground levels that have been made higher and obvious other issues like gutters.

Oh Lordy Lord. As soon as I saw the walls being scratched off to a metre high, and him saying damp proof treatment… oh. boy. What an absolute con. You’re right @TMZ-5jr that all those damp proof treatment folks are snake oil salesman. The ACTUAL problem needs to be treated. Any chemical injections etc do nothing except make it worse long term. Whatever the damp issue is - levels, French drains blocked, leak etc - will NOT be solved by damp proof charlatans.

@@matthewcox6490 hack render… prepare substrate… tank to height of 1.2m. Seal… refinish and plaster. I imagine your scope of work was /something/ like the above. Unless the guarantee is actually underwritten by an insurer (it probably isn’t as the consequential losses would be huge if ever called on) it will never be enforceable. The business would probably be wound up. When I heard you talking about sand cement etc ten mins in.. oh boy. I am actually sad that people keep peddling measures that often destined to fail.
