ex-mortgage professional here - I do not know any LO's that ONLY work 9-5 OR....40-hours a week, most will work like crazy to keep loans in the pipeline. The more you close the more you make too, so most always want to make more. But also, a lot of loans will never close that same month so again, working a lot over 40-hours a week. Processors alone always work more than 40-hours a week so unless you are able to cherry pick your loan files and have a cool boss that doesn't push you or put you on a quota (most jobs do have quotas and call quotas). as a 3 time Realtor I always worked much more than 8 hours a day, even when I didn't have an active client or appointment that day. I ate lived and breathed real estate in all ounces of my spare time so no "9-5" only in the world of real estate.

Do you still work as a loan officer and what are your thoughts about working from home when a person just got licensed?… I asked because since the pandemic I’ve gotten very used to working in a virtual environment… Being an MLO looks good, but I am not licensed yet. I have 10 years experience in financial services and 10 years sales over the phone.

Maybe it's the UK in me but 80 HOURS A WEEK!? So do you have to just log your hours on a time-sheet and have flexibility as to when you do them? E.g. in my job (not finance) we have set hours we're meant to work, and it's salary

Thank you babe! I would recommend going with loan officers that work specifically with mortgage companies. Sometimes big banks like Bank of America, Wells Fargo, etc don’t provide the same care and availability as direct lenders.

17 year real estate & Mortgage Professional here answering your question :) (til I got laid off for the 3rd time since the pandemic last year) - You can find jobs as a Loan Officer / Loan Originator not just through banks. Infact, I prefer to work directly for a Mortgage Lender. You can also have a job with a bank / credit union, Mortgage Lender, an Acquistion company, a Reverse Mortage Lender, in-house Realty Office, or you can become your own Mortgage Broker. You can even be a LO under a Mortgage Brokerage (a company) that way you can find more types of loans for your client to qualify besides just what a bank or lender offers. You can even become a Mortgage Broker without an NMLS license when you are only working with Investment properties / hard money lending / non-government loans. I trust my job hunting through Linnkedin more than any other job hunting website because recruiters can message you directly and find you easier through other connections they may have that are also connected with you. (just like how facebook works) Even better is applying directly with the companies to ensure you are not replying to any scam job ads. If you have zero experience as a Loan Officer, try to see your past employment skills and find any transferable skills like sales or accounting (number crunching) skills, or any thing real estate related. If you have purchased your own home before, talk about that as well. and FYI - ALL LO's work a lot more than 40-hours a week! I have never worked for a Loan Officer that only worked 40-hours. The point is you have to look at everyone as business because you need to keep a pipeline OVERLY FULL because only a small percentage of those folks will actually get to closing each month, so you are pretty much taking ALL business as it comes, at least until you have consistent clients, etc.

ex mortgage professional here - LO's work a lot more than 40 hours a week. You have to take nearly all business to keep your pipeline OVERLY FULL. Also, some companies have follow up quotas to make sure you stay working. 3 hour breaks = sure - if you want to loose business. I have never worked for an LO that only worked 40-hours a week, this is why most LO's are men and not women, especially if you have children to attend to.

Hard Money Mortgage Professional here - ONLY If you wish to work with government loans do you need a license to me an LO. If you work in private money lending or hard money lending basically only working with investment properties you do not need an NMLS License. Working with investment properties and vacation rentals is a totally different ballgame. Sure some investors will obtain loans for these type of properties through "traditional lending standards like FHA or VA" but they eventually refinance their loans later with a hard money, 30-year mortgage lender. The benefit with hard money lending is that no one looks at a job to qualify you, it's all about your credit score, your credit report because we lend on the asset (the value of the property) not your ability to pay (your job) Look into "hard money lending" Loan Officers or Mortgage Brokers, where you do not need a license.
