提一下，如果買新屋的時候，通常會在頭兩年左右，牆身、邊各角會有爆裂的輕微情況，這是正常的，因為冷縮熱漲的關係，最好是在兩年之後再做整體的修補，等他完全把問題呈現出來，一次過自己或請人修補都可以。

Check whether these new houses are freehold or leasehold. Most of developers sell the freehold licence 2 private companies. It meant if yr house is leasehold and u want to buy freehold after bought the house. Private company will charge you a lot of money for freehold licence. Freehold meant you owe land n house. Leasehold meant you only owe your house 4 certain years and u need to pay land rent, service.

Hi, just a thought, if 亞偉 could explain to us what to look out for in the cladding in high rise blocks, would be helpful to Hongkongers not familiar with the Grenfell tragedy ^ ^

I think you have little to worry about as long as you are not living in a council block. New built cladding is really tight on regulations now.

Redrow 的圖則是王牌中之王牌，你有沒有睇過Redrow 的 Richmond style? Redrow 的衣櫃和櫥櫃設計很靚。 有些 development 係幾個發展商共同發展，完成後會有 schools and facilities. 我喜歡買 new build, 因可以按個人的喜愛而 upgrade material, besides 有 10 years structure warranty 但一定要揀好的 developer.

浴室，我屋企係用膠板，清潔會比較方便，用布一抹便可以。用瓷磚手工要好好，如果唔係到時候爆裂就麻煩，油油始終都會滲透牆身，到時候滲漏到樓下天花板的灰版便麻煩了。
