Robert Kiyosaki opened my eyes to this about twenty years ago. I didn't quite understand it till about 2016 but I didn't have extra money to play with. I did however purchased a beautiful property for less than land value with an unfinished and rotten home on it in May of 2013 on the day of the bottom of the market for 1/3rd of raw land value and it came with all of the improvements. A 5,342 sq. ft. custom home with a well, septic and leach field on the river with a waterfall. It also came with two tax partial ID's that I plan on developing the other lot when the market crashes again. I paid 87k. The original home is worth 1.6m and I plan on selling it as soon as I'm finished fixing it up. It's still a work in progress as I'm paying cash for the materials as I go. I do all of the work myself with no hired labor as I don't want to spend my nest egg on labor. I'm open to hiring labor to help me but It's very difficult to part with my stack of silver right now as I'm watching the prices go up. I've got about 550k in that. I plan on silver taking off as the market crashes and that's when I plan on purchasing a tenplex using debt. Currently, I'm debt free and I really like being out of debt because it's safe. I don't plan on leveraging my home to purchase an apartment building. I plan on selling off the 5,342 sq. ft. home but keeping the other lot for my primary residence that I plan on building a 40 ft. wide by 48 ft. deep shop with an attached one bed one bath apartment to live in. The funds from the sale of the large home will help me to afford the materials to build my shop/ apartment building. The rest of the money will go into a down payment on an apartment building. If silver really takes off like I think it will than I'm set for life and won't need to invest it in anything. If it increases only a little bit than I'll use that to purchase an apartment building and then retire. All I want to do is have a little place to call home, a nice sail boat to sail around the world and enough money to support that lifestyle. I feel like I'm almost there but still stuck between the rat race and the fast tract. What opened my eyes on what your talking about in this video is when Robert Kiyosaki had you as a guest on one of his shows. That was eye opening for me. I have several options to get to the fast tract but the market is about to crash hard. I feel that I should wait till that happens first and then invest. I could also build apartments or purchase a five acre lot and build a main home, a detached mother in law home and a 40x60 shop that I rent out separately and then repeat that process on another property till I have about ten rentals which is all that I think I need. What would your suggestion be to me?

It's often true that people underestimate the importance of financial advisors until they feel the negative effects of emotional decision-making. I remember a few summers ago, after a tough divorce, when I needed a boost for my struggling business. I researched and found a licensed advisor who diligently helped grow my reserves despite inflation. Consequently, my reserves increased from $275k to around $850k.

I took over managing my money several years ago and had to educate myself (and continue). Breaking the third party model is difficult for others to comprehend and most people laugh at the “risk” that I am taking on. But, like Ken says, most people hope that their investment advisor will make them money with no idea how or if it will happen. Ignorance is not bliss.

Safest approach i feel to tackle it is to diversify investments. By spreading investments across different asset classes, like bonds, real estate, and international stocks, they can reduce the impact of a market meltdown

Accurate asset allocation is crucial with an Experts guidance. I have 850k in equity, 75 cash earning 5.25 interest, 685k in roth ira, 120k in 401k, Gold and silver bars. age is 48. My advisr helped me realign my portfolio to my risk tolerance and it boomed shortly.

The triple formula win... 1) Have a W2 job to get started. Max out your Roth 401K and HSA buying Vanguard VTI total market index fund. 2) invest in cash flowing assets using other peoples money (ie bank money), using the cash flow and bank money to keep investing and buying more assets that cash flow. 3) Keep adding to your income until your asset income equals or exceeds your W2 income. Then you decide when you want to get off the treadmill, or just keep going. The key is to keep maxing out the Roth 401K and HSA AND to keep buying assets. Never sell. Keep buying.
