Banker here. Don't sell the ancestral home. Approach the bank and submit a request to increase the loan tenure by another 5/10 years. The housing loan EMI will be reduced and you will have breathing space to manage current expenses. Then whatever additional income the lady or her husband generates, she can pay the bank which will reduce the principal amount. Housing loan does not have pre payment or part payment charges at least in govt banks. This approach will save her from selling and ancestral property, her current housing loan EMI will be reduced and the amount she saves can be utilised in investing in MF or any other savings assest.

How it possible, if they increase the loan tenure then intrest money also increases, And if they repayment the some money every year , will bank reduce only principal amount? @ketan_digital146 yes, if they increase tenure interest will increase. The prepayment we will pay will be directly reduced from Principal amount not from outstanding. You have the option to either reduce tenure or reduce the EMI during prepayment.

Basic things; 1. Selling In laws or ancestors property in not a good idea, it looks like a dumb thing. She is not thinking by value of their hard earned money. Also sure that her inlaws will not aggreing with her thoughts. 2. Instead she can work & or minimize with the expenses. 3. 3 Lack is a good ammount which she has, can prepay partial car or home loan. She can invest it & earn more money will cover other expenses as well. Conclusie thought: One should not buy expensive cars for status symbol when you are not able to pay it's loan ammount. Instead you buy wagon R alto or Tiago which does the same work for travel, rent Or sell it.

Ankur I could be wrong, but if she's earning a 15% return annually: 72/15 = 4.8 years (nearly 5) So, it would take approximately 4.8 years for her investment to double at a 15% annual return.

Sir, MFs are not guaranteed to generate 12 - 15% return per annum. MF can generate more return if one can invest hard earned money at market dips. Etf is better than MF. She can also look at etf where she has a better chance to get a little more extra than MF.

Hai, Instead of investing 25lakh in mutual fund. Complete home loan and car loan after selling ancestor property, Remains 60-50=10 lakh in hand approximately. So now invest this 10 lakh in Mutual fund first, then do SIP regularly from your salary. Overall immediate all loans will be cleared and also savings will be done, instead of keeping the loans for other 4 years.

Just a question, is the car loan really @7.50% ? I am a working bank professional, and repo rate is @ 6.50% & considering last time rate changed was February MPC. I have an educational loan from SBI which is pretty minimal considering Government provides rebates to students who study on TOP 15-20 university. My Education Loan is now @8.5% which was at some point @7.5%. Request to cross-verify the interest rate once again as it might impact your repayment cycle. Thanks.

I would rather invest the complete 60 Lakhs in FD and will get the interest of 3.5 Lakh After Cutting all the taxes. Then Directly Pay that amount for the new Home Loan. This way my Principle Amount is saved and Home Loan EMI is also reduced

I agree with the solutions, 4.8 crores in the bank account would not might grow in old ancestral house. And there’s also no need for another property and living like at NIL position with so much stress in head. Instead they would sell the property, start investments and live a little stressful and better struggling and earning ultimately. Great 👍

Sir ....If you want to sell the house, you have to pay the home loan first to the bank....This is the rule of the bank..... The deed of the house is deposited in the bank.... The bank will return the deed only when it receives the full amount... So if you want to sell the house, the entire amount will go to the bank.... There will be no money in hand

I am totally against clearing home loan. My home loan interest is 8.5%, if I discount tax return, it is giving effective interest ~7% after factoring in the volatility of interest. So this is cheap money and keep on continuing the loan and that extra money you are planning to put in home loan, put it in index fund if not mid cap or anything more agressive. This will appreciate much faster and by this snowball effect you will get enough money to clear the home loan. Yes I know a huge loan adds pressure and sleepless nights, I do have only home loan of 42Lk, but get used to it and focus to increase the available amount at a rate faster. 7% effective interest in home loan vs ~15% return from equity. Do your excel math.

On paper it might look as if you are paying higher interest during initial months and lower interest during later months, but in reality , its the interest component is always on the outstanding amount. So, when you pre-pay / settle the loan doesn't actually matter. Its the same thing.

Even a one-year difference makes a lot of difference in the long term. And I also feel, sir, that you should provide two to three different ways to get rid of financial debts. That's what I feel."

I still don’t see a need of selling the ancestral house (which technically she doesn’t even own) She seems to be literate. 1) Home tuition in HYD will get her 15K 2) Try requesting the in-laws-To rent that ancestral house. With a rental yield of 2% they could still consider a decent 10K/month With this they will have 25K extra and may be after the car loan ends they will have another 15K extra. And if she is confident on her money management and investment journey..may be she can take a portion of the 25K for her Trading/Investing.

It’s very complicated what I’ll do I would sell the house and pay the remaining EMIs and save capital gain tax on it and invest 50k from salary in MFs small and large cap.. in longer period of time this is the best option I can see because sometimes it’s not about the ROI it’s about the piece of mind..!

I disagree with ankur. A better option is give the hometown house for rent. You will get an extra income. And put that to clear off car loan first.

Selling the ancestral house to close the home loan should be the option to avail. The family will save on property tax. Also selling the property for 60 lakhs will attract 30% tax so the lady will be left with 42 lakhs and not 50 lakhs. Pls correct me if I have got anything wrong.

How come a 15k emi paying 2 years will be equal to 6.5L outstanding amount. Something is seriously wrong and it was not caught during the conversation

And home loan also for 9 years with 45000 it is around 48 lakh but she is saying present loan is also 48 lakh. Then who will pay the interest.

Paying one extra emi at d end of yr is fine... manageable....but increasing emi by 10% is truly difficult... E.g. 45k emi next yr becomes 49.5 Second year per month emi would b around 55k, 3rd yr per month emi apprx 61.5 So other expenese need to hit badly if this continues...

Firstly I liked ur suggestion but I have slight difficult view point and suggestion. Correct me if I am wrong. 1. Ancestral property should not be sold. Since it’s valuation is 60L so I am assuming it could give around 15k rent if not value addition should be done so we provide some basic semi furnished place or split the house to rent for students so u earn 15k which is car emi. So all rent earned goes to car emi. Which is like money earns and pays luxury 2. 9% home loan is quite high. This should be restructured. ie retake a loan with bank which gives around 8.5 atleast and increase the repay tenure to 25years. Which might reduce emi and what is left 45k-new emi should be paid directly the principal amount. So if new emi come to 25k as u are increasing the 9yr payment to 25 years .
