Another Con for the Eckington condo is the condo fees. They typically keep going up in cost. You may be able to afford today, next year, you may not be able to afford because of those fees.

Washington DC has become unaffordable for most. I was born and raised in DC, moved out in '87. Parking is almost non existent or limited. Not to mention not enough amenities on the properties but that's what city living has become. The neighborhoods are not that walkable especially the later it gets.

Your explanation of everything from the monthly mortgage payments to valuable info about the neighborhoods were top notch 👌🏽 Great video! 👍🏽

I looked at a few of these back in 2023. Back then, people were asking for 800K for end units and 750k for others.

Love your content, bro. Moving to DC in a few months, hopefully, will be my rest-of-life destination. I'm curious, though, what kind of tax benefits DC gives to 100% disabled vets? I know Virginia waves property taxes, but what about DC itself?
@BashirBadruDMVRealtor4 ай бұрын
@@jr-wv4qw thanks for watching, and yes DC provides property tax exemptions to disabled vets with a 100% disability rating, along with other things like tuition assistance, health insurance etc

Bashir - One question, what did your wife say after seeing the 2nd house?

Haha - I think she is better of not seeing the house in the first place 😉

I wonder what the homeowners paid ?

if you are referring to the condo, its new construction. it has never been owned.

@@BashirBadruDMVRealtor 2505, referring to the lived in condo that is priced right at 600K. I believe it was the second property you showed. With the small living space as you enter on the first level.

@@KRLWRGHT oh, they paid 485k back in 2016.

@@BashirBadruDMVRealtor not a huge increase 8 years…. I would have expected more considering the housing market with more demand than supply.
@BashirBadruDMVRealtor3 ай бұрын
@@KRLWRGHT the appreciation rate for the home is actually not that bad. Its just under 3% per year over the 8 years. Average in DC is about 4% annually so it’s pretty standard. Plus Fort Lincoln is a great area but it’s not the HOTTEST area in DC. I think the home appreciated quite fairly over the 8 years.

There's no privacy if you want the natural sunlight. A heavy rain...the unit would be flooded...any security against packages being taken! The outside of the building looks like a facility for social service purposes! No coat closet! for 700K.....mmmmmmmmmmm
@BashirBadruDMVRealtor3 ай бұрын
theres a drainage system on the outside to prevent the unit from flooding in the event of heavy rain. the packages are in a secure room. the Building is very secure and can only be accessed with a fob.
