When I had my garage built, I thought about putting a little apartment above it. But it was gonna cost $30,000 just to get the water supply back there. That’s insane. And that was 10 years ago. Can’t imagine when it would cost now. So long story short it didn’t happen. My neighbor was going to do the same thing didn’t happen there either so there’s two missed opportunities. If you want people to do things like this, you gotta make it affordable for them to do it.

Oh no, there was only one main good thing and that was if people needed to create a ADU space on their property to help subsidize for future retirement or to be able to bring loved ones home to care for while still giving privacy one to another. That was the only “good thing “I was trying to make.

My house is 690 ft.², a craftsman built in 1900. It’s a great size for one or two people. I don’t think people need as big houses as they think they do. making an ADU of a minimum of 1000 ft.² is craziness. I could see maybe 500 ft.² but 1000 ft.² is not needed.

My house is 399 sq. ft. 1 bdrm, 1 bath, kitchen, dine/lvrm area and 3'11" storage loft above the ktch/bth. The bedroom and livingroom have vaulted ceilings, very open and comfortable. I built a dry storage cabin and have little need for anything else. In fact if I had it to do over again I would build that living space above a 3 bay shop.

Kirkland pre-adopted these trash building laws early. It is now almost as dense as Seattle and is undesirable to live here now. They shrank traffic lanes, lowered speed limits, removed lanes entirely so it's tough to get around. They've added thousands and thousands of apartments. Rents have gone up even higher and the only people who like it are the types of people whose lives are spent indoors 100% and hate interacting with others. If any of these stupid ideas worked, then Seattle would have the lowest rents in the region because they adopted all this back in 2005. But it didn't work. And it's never going to work. Fun fact: In WA your renters can stop paying rent whenever they want and screw you over indefinitely. You'll have no rights at all and you'll stare at that ADU full of squatters every day.

I agree with you on the owners not having any say. After watching the man in Seattle that went through that living in a van outside his house while the living inside stopped paying and used it as am air bnb.... we went through it. Guy stopped paying age left almost two years later owing $6800, we can't recoupe. The free attorney he received convinced him to move so he didn't receive an eviction on his record. Even the judges are questionable. They have an agenda that only serves a certain group.

This will force more people into HOA housing. HOA's becomes increasingly unaffordable as the property ages and the HOA dues keep going up, and up, and up, and up.... Additionally, many areas are already overly congested. Higher density housing is just going to make the congestion go from impossible to intolerable.

I agree that HOA’s can be a pain at times. They have their advantages and disadvantages. I always tell my clients it’s important to be engaged with the HOA and to vote. No CRAP ALLOWED. I’m in a community that has one myself and I sat in and brought awareness to my neighbors, so that stupid doesn’t go into effect.🤣

I agree. I think this is horrible. Pretty soon you won't be able to buy a home that doesn't have HOA's. They are trapping us into paying more, and less will be able to afford a house. Plus, there will be no more suburbs, and less separation from high crime areas. We pay HOA's right now, and don't even know what they are for. There are no amenities. It's getting ridiculous.

this has occurred throughout the I-5 and I-405 corridors. Nothing is cheaper. Livability is disappearing fast. Parks are constantly overcrowded. Roads, where we still have roads, are congested. Taxes are higher. All of this is a titanic failure.

Consider this: If a home is built with a basement apt. and an over the garage apartment which can certainly be consistant with most new neighborhoods, then a home owner could have a variety of options to help family or perhaps earn a some needed income to help during a time of need, like a layoff or job loss. Also an older teen can afford or an elder relative that needs help could be housed. How do I know this? Because all happening or happened to me. The difference was all the driving around and having to miss my family to do it instead of walking a few feet. Think about it for a while or deal with eldercare and I would bet you will agree. Have you priced out care for elderly? Unreal.

The issue I have is this is happening in my neighborhood . The only people who will truly benefit are the realtors and banks . The “ houses “ I have seen and walk through are tiny with no garages and the prices are in the upper 700K on up . It is particularly a major win for the city . What I mean is where a property only has one tax , that same property will have multiple taxes . But don’t expect those taxes to actually be used resourcefully .

There's something you don't get with multifamily housing in a residential area zone for single family homes the infrastructure was designed for single family homes and can't handle the multifamily dwellings requirements without upgrading the infrastructure the city county or state can't just rezone it for multi-family dwellings they have to plan costs into the new permitting for upgrades to the infrastructure. Those additional permitting costs to the would be developer put pencil out as not economical and thus make it more prudent to choose a different site.

California resident here, unfortunately all ADU does is increase property values and promote investor purchasing. It worsens housing affordability as houses are now more attractive to buyers (corporations, investment groups, multiple home owner) looking to rent out instead of living. These people have much more deep pockets than those willing to buy their first home.

With any additional living space being put on a property you will have property values go up. You are correct there. With that being said, We also want a return on what we put into our property. The AFU changes have helped several of my clients be able to bring their elderly loved ones close to them without having to be in the same home. More owners should look to subsidize their mortgage to help with retirement. Not all “investors” are large companies or slumlords. They are people wanting to make their money begin to work for them instead of punching a clock. We aren’t getting any younger 😂These aren’t bad things. There are positives and negatives to everything. I appreciate you taking the time to respond.

Did anyone take into consideration existing home values when these bills were passed? Single family home values usually fall when multi-family units are inserted into the neighborhood. What happens to those who have spent the past several years investing in their home only to have their main asset lose it's value? I don't think either of these bills help the citizens of this state, but it does help investors who buy legislators.

The effect on value depends on more factors than whether multi-family units are infilled. There are a lot of places where the value of the homeowners' property will go up with the ability to add units. If a neighborhood wants to maintain value, encouraging changes to make the neighborhood more walkable (parks, small businesses, street lights, useable sidewalks by stroads, etc) makes a lot more sense than ignoring that there's a real housing crisis.

I know that we need affordable housing. But as a homeowner anything that decreases my property value is not going to make me happy. And once you start decreasing property values in the neighborhood, it goes downhill quickly. Supposedly they’re going to put a six Plex about a block down the road, but it hasn’t happened yet. Two other empty lots had single-family homes built on them thank God.

California started doing this two years ago, under the guise of a “housing crisis”, thanks to Senate Bill 9. I live in Southern, CA. Last year, my neighbor converted his garage into an ADU for his mother to live in. His ADU has its own address and property tax bill. However, I have read stories of homeowners doing ADU’s and renting to the highest bidder. So much for affordable housing.) The City of Los Angeles is going overboard with SB9, they are allowing 2-7 story buildings to be built in neighborhoods that were zoned for single family dwellings. Also,the City of LA does not require builders to build parking for these buildings. What a parking nightmare!

This is not going to help the housing situation. There are plenty of rental units, Redmond has become a city of nothing but mostly empty rentals. What needs to be done is reduce the cost and time to pull permits, connect to utilities and deal with cities. No one is going to build a sub $1.5M house, when the time cost for residential construction is so high. Make it easy to build, hire more inspectors and streamline the corrupt process that requires bribing officials to get your documents processed.

How this works out depends more on the type of people who occupy the ADUs, duplexes, etc and not on the particulars of housing design. My concern is that various "social" agencies will get involved and try to cram a bunch of non-housebroke losers into the new housing types. Basically, people who can't get their act together to afford normal housing of existing types also tend to be the troublemakers and "neighbors from hell" that you wouldn't want next door no matter what type of housing it was.

The best mayor Seattle ever had was mayor, Norm Rice. He had the idea of doing Urban villages in Seattle. There would have been five-story high-rises mixed use on the bottom and Transit would pull directly in there and you could go from your condo apartment down an elevator and walk directly onto a bus to get to work. In the early nineties people did not like this! People even had a recall effort because they were so angry about this they wanted to keep Seattle small. Look at what we have now if we have planned this out better we could have done Urban villages throughout kept more trees. Most importantly we would have stopped the urban sprawl that's still occurring. Put in a few mother-in-law units out in the backyard is not going to solve this housing crisis density must increase in some suburban areas and Transit must be improved. Living in Pierce County it absolutely flabbergast me that we are not even getting light rail. Everyone has been pushed out into Pierce County to find a quasi affordable place to live. Which is resulted in more and more cars out on the freeway if we had light rail we could stop some of that traffic and sprawl.yet again people want to wait dig their heels in the sand and hope that this bra will stop it's not you need to plan for it so it can be livable. California didn't and look what happened there.

Those exist all over Seattle now. Literally everywhere. Life in Seattle is now soulless, boring, and leaving it to do anything is a hassle.
