I used to live in the Coov, and if I ever move back to the Portland area, I'll be there again! What people need to know about Vancouver, is that it's not as separated from Portland as say Ogden or Provo is from Salt Lake City, or Tacoma and Everett are from Seattle. Those places are 30-40 miles out and kind of like "stand alones". Vancouver is literally right on top of Portland and you literally breath the same oxygen molecules!

It’s easy to take a place for granted. I definitely took my hometown for granted a bit when I lived there. I’m happy that my chosen cities have been so great, albeit in different ways. One of the many things I love about Vancouver is that we have so many parks. Even though I don’t have young children it’s so pleasant.

I don't want HOAs because they're usually mismanaged, go bankrupt and the prices skyrocket. I used to live in a condo where my HOA was $100 a month. Now I look on zillow and the monthly HOA there now is 600 dollars. I can handle property taxes going up but HOAs are a unpredictable expense on something long term like your house.

Is Vancouver walkable? We’re thinking of moving and one of the big things for us is being able to not rely on cars as much as we do here (little to no public transportation and almost nothing is really in walking distance). We’re also considering Portland, but the taxes and education system is also making me lean toward Vancouver.

Thank you for adding a segment about crime! We’re moving there in the next week from central North Carolina, and the crime stats kinda have me freaked. I’ve never had to worry about my car being broken into/stolen anywhere on the east coast, it’s just a nonissue here. I especially started looking up crime because I was looking up what my local grocery stores would be there and all the reviews stated there was security guards checking receipts or having locked codes on bathrooms because of high theft? Also unlike anything I’ve seen over here. Guess what I’m trying to ask is it as bad as what it’s coming across? Is crime something you have to think about day to day and actively navigate? I’m a vigilant person naturally, but I’m anxious to be moving into an area where it’s just going to be a fact of life to deal with the crime 😕

Vancouver as a whole we have a homeless problem thanks to Portland. They just walk across the bridges. Shoplifting is a thing mostly homeless. There are stores that have certain items locked up. Depending where you are in the Vancouver area will determine that. Cars getting stolen and house break ins aren't common. However, your Cadillac converter being stolen does happen.

Comparing apples to apples, what are the property taxes like in Portland vs Vancouver? I heard that Washington state imposes an excise tax on the seller of their property? If you've covered this subject before and it's still current, please direct me to that vidro. I find your videos some of the best because you're honest and not hypey. To say that Vancouver is a suburb of Portland is an insult to anyone in Vancouver. We are divided by the Columbia River and live in ANOTHER state. BTW, 90% of the population and drug increase is coming from Portland due to terrible woke government and Oregon's crime/fentanyl problem/acceptance. The woodsy dream of the NW is dead in Vancouver and we're being overrun with traffic and new apartments that add thousands of people at once and they're being built at a much higher rate than housing. Expect to pay half a million for starter homes and ridiculous prices for apartments. Don't buy the BS.
