Literally the only guy who teaches wholesaling and flipping online and is actually a very smart and nice guy. All the other guys are just tryin to find smoking hot deals, they're cold calling with very little information or homework done, thinkin' their hot shit, not showing respect to the sellers - just seeing it as a fun little game trying to buy people's homes for cheap to make lots of money without having to work hard or have a regular job. This guy gets it and I'm actually learning some stuff cuz he's actually got real strategies and they're not based on tricking people. Keep it up my dawg.

Found this video at the right time! About to put an offer in on a REO home, so I found the closest comps to "Reset Expectations" and just spent 3 hours building a whole adjustment grid in Excel only to find that my market price after adjusting for location, size, quality/condition, functional utility... is $7000 below asking. I have a real estate license and am using traditional financing, so I'm going to make the offer at the market price but ask for commission and 60 days to close. Will I f-up? It is what it is.

Biggest takeaway: You must know your market or "the" market you plan to play in; and you have to know it about as well as a local realtor. This means you have to know comps and to have done the work of researching them...this not only helps prevent you from overpaying but is a good basis for your conversations with the realtor. That you can talk like a professional investor means you can toss the ball & forth with him/her and not be romanced as would a retail buyer. That you can talk like a professional investor is the thing that makes the realtor believe that what you bring to the table is an offer with a reasonable chance of acceptance: A feasibility. The distinct possibility that from working with you he makes his commish. That after all is the only thing he cares about. Then he hears that you'd be willing to work so that he double ends it. You're not talking about "well, I could maybe borrow the money from my aunt". This was a great video, because the realtor now believes that if he can get the bank to come down, then you will proceed. So there is only one gap to fill. Excellent strategy.

That means you likely talked to a sales agent for the office, and not a realtor. Sales people don’t get the commission, they just start the deal, and then a licensed realtor takes over.

do you guys have heaps of cash or do you need financing? If you need financing, get a mortgage broker. Every deal is different and the property determines what financing you'll need to get. After the mortgage broker has your paperwork, get him to plug in different scenarios and email you the printouts. Once you know how much money you have to spend and how much it'll cost to spend it, then you can follow the advice in this video completely.

All title companies are investor friendly. This question shows your green. Be carefull not that easy as it looks on you tub. The role of a title company is to verify that the title to the real estate is legitimately given to the home buyer. Essentially, they make sure that a seller has the rights to sell the property to a buyer. ... The title insurance company also may be responsible for conducting the closing.

What about the work around to get an agent WITHIN the same office to represent you? That way it stays in-house and relationships are built between more agents in YOUR favor. That's one of Jerry's loopholes. 😉 I'd love to know if it works.
