Being able to waive the inspection is GOLD I’d love to find cash buyers in any market willing to do that. Cash buyers that I find are never available to give me a buy price.

I will say dont never show any kind of bulging in when making deals. Stay firm. The key is how you start it. What numbers you throw out first and stay firm on. I would always start with several numbers BELOW THE NUMBERS I ACTUALLY HAVE IN MIND for the buyer so that you guarantee a DECENT PROFIT THAT MAKES SENSE. This will ensure you that at the worst case, you meet at the original number you had in mind. Don't EVER go pass that!
