How often will you follow up with that agent and what will you say when you follow up? Call or text? Thanks Jerry! Glad this series is back btw!

If you don’t hear back after making an offer, give them a call the next morning. When following up asking about potential new deals, every couple weeks is reasonable. Calls are better at first so they can hear your voice and remember you. Say something like “Hey Erin this Jerry , we spoke a few weeks ago. Just wanted to check in and see if you’ve got anything coming up I can take a look at.”

I love the live calls! Gives me a lot of confidence! I do have a quick question(maybe I haven’t seen the correct video yet). How do you double dip with the listing agent if you are going to assign the contract? Wouldn’t the person you assign it to have an agent and they would be the buyers agent?

I could be wrong but you and the seller receive the funds from the buyer. The listing agent that brought you the property in the beginning would then get commission from both you and the seller. From you bc you let them write for you and from the seller bc they helped them sell the property.

What types of lists would you recommend for properties to be able to qualify for a wholetail? I know it would have to be properties that would only require light work & it definitely wouldn't be fire damaged. Also, what markets do you recommend for wholetailing deals? Or would it be the same markets you recommend for wholesaling? Just wondering if there's a difference. Thanks!

JERRY! SHOUT OUT TO YOU, YOU FLIPPING GENIUS! I just need some advice!! I recently secured my first contract but I can’t seem to find an End Buyer to close on it. I got the seller go come down but investors who’ve accessed the property are saying the numbers don’t work or the ARV is a little high based on market analysis. Can you please help me out?? Title company is pretty much complete so all I need is a buyer to say YES.

Sounds like you need another price reduction. You should ask the buyers what they will pay. Did you get buyers that bought close to the property? Find rentals close by and call the owner and ask if he wants another property close by.

cash buyers in the market will give you real time feedback. Talk to enough cash buyers, find out what price they will pay, then go back and re-negotiate if necessary.

Awesome video man! Can you clarify why you are offering to cash purchase? If you are wholesaling, wouldn't you clarify that?

It has to be a double close and if your in Jerry's 10k course he would do the double close or you would have to make your Buyer aware of the situation. But in both cases it would be a double close unless your using the LLc strategy which is alil simpler, depends on how knowledgeble the inventor is.
