Great analysis. Asking tenants what they want is huge. Too many developers just build based on assumptions NOT the local market.

There is a lot in my neighborhod that's been empty for years and there's new houses going up right down the street and I think something like this would be perfect.

I'd put the overhead doors in the back.

Yep - that can be better in some situations but it would’ve meant he’d have to put a drive aisle on the side and scoot the building up, making the building smaller and losing parking so it didn’t make sense to do here.
