I agree just move the water heater and that would give you a big enough door. If it is too costly mak a hallway from the door to the garage over to the door for the mudroom. Then add a door to the garage if you want one. You would lose some garage space but it might be cheaper

PLOT TWIST. (in my soap opera announcer voice) Paving New Paths has taken a different path. Will be seeing more Phil? Will Alicia get her water heater and furnace moved? (Spoiler alert, Yes) Will Kevin get his urinal? (I've always dreamed of having a urinal in the shop) Will the girls take the room with the two closets? Is Kevin going to work for both Big Blue and the Orange Giant? There is so much up in the air this season, that you just have to subscribe so that you don't miss any of the excitement. Pro tip for Alicia: after you move the furnace and water heater, eliminate the current door to the garage and add more cabinets to the kitchen. You'll want the additional kitchen storage after you remove the uppers over the peninsula.

I love it! I hope you got it for a great price too! In the kitchen, I’d take out the bar that separates the kitchen from the living room, and the upper cabinets. Then replace it with a walk-around island, with some pendant, lighting above it. That would greatly open up the space and give you an enormous entertainment, and dining area, which would make up for the slightly confining 8 foot ceilings, in terms of feeling like a large space. As for the room off the garage, with the water heater and HVAC, I like the idea of relocating them and replacing them with a door to the kitchen area/living room. I’m fantasizing about lots of things for the outdoor area, like plenty of places to put solar arrays. There’s plenty of room in the outbuilding to set up a water filtration system for your well, along with the power system for any solar system that you might install. You can be completely off grid! You’ve also got plenty of room to put in an RV spot with full hook ups. Many congratulations! I can’t wait to see what you do.

For the laundry room, you can just wall in the area you walk to the laundry door. It would be what I call a breezeway. We had it similar to that in one of our houses. Congratulations on your new home. I love the outdoor space and the views. ❤

Fantastic find and I'm jealous! I get the arguments for delaying the move in, but I wouldn't wait. Other than some superficial stuff like paint and flooring, get in it and live with it a year before doing anything major. Once you're comfortable and have a better idea of how you're using the space, you'll have some better priorities, both with choices and budget. Clean up any safety hazards first (patio drop off, shop door gap) before an insurance guy comes around. Get as big a generator as you can afford to hopefully run the whole house on, even without the hvac compressor if it comes to that, and put in a transfer switch for easier use. Sliding doors resist rain better than French doors, so think about it. New low-e windows and doors in my 1987 home reduced the heating and cooling bill by 15-20%. At first don't get in a hurry with stuff that doesn't come with a fairly immediate payback. All that said, I been in the same house 25 years. Some of it still looks like 1987. My wife and I are comfortable in it, and those are the only two people that matter. We have no regrets about improvements we've made over the years, or ones that we've put off forever. Make yourselves happy, and good luck with the new house!

Moving the furnace and hot water heater to the other end of the other room would not be cost effective due to the excessive runs to the areas you’re cooling or heating will have a lot of loss. Same with the hot water heater.

Moving Electrical, Gas?, Water and Ductwork for that Change. That wall with the door looks like a Supporting Wall. From the front outside the Shop looks like a Single Bay Firehouse with that Garage Door. Rent a Construction Dumpster for a couple weeks. Otherwise lots of good fire starter kindling in there. 😊

Good idea! In the south, it's called a hot water heater! If we went to the blue store and asked for a water heater, they would look at us like we had two heads!

I also agree with just moving the water heater. I am assuming that it is electric and running the 240 volt wire as well as the cold and hot water lines would be fairly easy. Keep in mind that now that the water has to travel farther, literally from one end of the house to the other, especially for your master bath, it will take longer for that hot water to reach the shower. As far as moving the heat and A/C, the big problem is going to be the ductwork and the outside unit will either need to be moved or a longer line set will have to be run. Plan on it costing as much as installing a whole new heat and A/C system. My advice would be to wait until you have to replace the complete system and then tell your contractor where you want it to go. Good luck with your new home.

Ok guys the house is great and can't wait to see what you do with it as for the water heater and the furnace since there are 2 doors and a butt load of space the least expensive way to do it would be open up the wall to the left of the water heater and move it to the opposite closet then wall in the furnace where the door is now and pit it in the new hallway where the new door to the house will be that way you done have to move any ducting and the plenum to the furnace not to mention the CFM's will change how big the blower will need to be. As for Kevins space just have fun with it and do what makes you feel good. Congratulations to your whole family.

Moving the hot water tank is a small thing. 3 water pipes ( main feed, cold, hot. )1 gas pipe. You can do plumbing easy with pecks pipe. Just asking, how thick are the walls? And yes to the urinal. O- Yes, How big is the place?

Congratulations, on the laundry area make a hallway/breezeway from the house to it through the garage. So use the two existing doors in the garage enclosing a pathway to the laundry area. You can then add a door back into the garage. Yes you’ll lose some garage space but will be much easier and cheaper than moving the hvac system.

Easy, Change the hot water heater to a tankless. You will be able to save a ton of room, and just create a doorway at that point. On a side note, you will have endless hot water :) Totally awesome house !

The current attached garage is more of a carport at this time. If you were to add a garage door, there will be many items to address to make it a legal garage. So don't just throw a door on it and think you're good to go.

What a dream place! Congratulations! I about spewed my drink all over my laptop when Alicia said HGTV. After many years as a contractor, I finally figured out my most PITA customers were the ones that watched HGTV. I even got to the point where if they had HGTV on when I walked in the first time, I'd take an "emergency" phone call, step out and never come back! ;) Seriously, though, it became a factor in my bids and choice of places I worked. But, I was busy and could not handle all the work that came my way on a timely basis. I don't know your area, gutters not a thing down there? Answer to urinal... that's a big YES!! And, the move of the HVAC and central vac, doable. Get the permit(s) as needed for you to do the work. Have an old retired contractor with a 5th wheel Montana come stay nearby (maybe the north 40) and "guide" you as you do the work yourself ;) ;) :) . The contractor may even have his wife along to keep things moving (with food and coffee I mean). You look like you have found an ideal place. Again, congratulations!!

Very cool you guys! How about just moving the hot water heater to btw door and furnace, and build a closet around with sliding pocket door that gives access to both. Your entrance from house will be a narrowish hall way, but seems doable. Or go with on demand and do away with hot water heater.

very exciting news. waiting to see you home and gardens improvements:) wonderful home with great bones. let the kiddos make the stickems for windows. so little man knows it’s there. and the dog! lots of nose n hand prints! i have found norwex window “rag” not the cheapest but it does clean windows streak free with just water. a life saver for my home. with all those windows i’d get 2 cause they do get super wet while using. i usually use microfiber wet to scrub and window cloth to dry and polish.

Gorgeous property! I think the term you were looking for for the windows was mullion. I would definitely rip out those cupboards above the peninsula. We are (and by we I mean my husband) are almost finished remodeling our entire house. Looking forward to seeing what you do!
