Lovely big window! A suggestion: open up the kitchen by removing the wall where the sink is. Maintain the peninsula and widen the countertop. Then add seating on the other side (stools). It would really improve the flow and brighten things up - the wonderful natural light is currently blocked around the entryway and kitchen.

The biggest improvement would be either knocking down the kitchen wall or opening it up as much as possible to the lounge. Unless you do that it will always be a dark pokie room.

Excellent topic- real estate investing is a powerful asset for your future. I've been into real estate for 20 years and have bought several properties over two states (both beach and city homes) and it has definitely made me money and diversified my portfolio.
