I’d say so. If you think about when bungalows have a conservatory or garden room off the single story roof line I’d imagine it would work the same way. Alternatively you could have the sky light roof removed, extend out and put a new roof on with a central sky lantern or more skylights.

Congratulations! I love your videos are you able to share how soon (or long) after reserving you need to apply for the mortgage I’ve heard people’s mortgage can expire if the house takes a while to build

Thanks! To reserve the property you need a mortgage in principle, then after you fully reserve you need to instruct solicitors and your mortgage broker to get to work. The developer should request certain things from them. Once you have got so far and your mortgage has been fully approved you may be required to pay a certain amount of your deposit. The mortgage can potentially expire before the new build is built but our mortgage advisor says he can get an offer that lasts 12 months! So make sure you specifically ask for this. Where are you thinking of buying?

Yes we will be vlogging our whole experience including moving and house tours. They have just started with the foundations and few brick courses and estimate completion by September/October (with no delays)

Congrats both! I was wondering, was you able to negotiate price or have any incentives when buying your new build?

Incentives on offer can vary greatly between different developers and even development of the same developer!. Not to mention time and stage of build. We negotiated and received some incentives but its not helpful to disclose them as there is no guarantee somebody else would get the same. Personally we did not negotiate on price. However I've heard of some people doing so if the mortgage valuation comes back as the home is not worth the asking price.

Thanks! We had our name down on the list for the plot we wanted. When it’s released they go down the list in order asking if you are still in a position to move forward. So they don’t always have to market the plots.
