The Government has restrictions on Real Estate Rebates and contributions to closing costs whether from the builder or a Real estate agent. They are referred to as third party contributions. These third party contribution limits are based on loan type, equity to appraised value and can only be applied to certain things depending on loan type and must be approval by ALL interested parties involved. The rebate or credit must be shown on the settlement statement. The models video taped are the builders models to show you the possibilities in options and decorating. These models may or may not be available for sale and possibly could be sold out as too be built homes by the time you view the video. Most cases these models are available in other communities by the same builder.

Anywhere in the State of Florida that May or may not be the case. Even within a sub or a single street there may be some homes that require flood insurance. Google FEMA flood maps and enter an address. Sometimes when a developer built a new subdivision the old FEMA maps will show it as a flood zone but after they raise the property height they file what’s called a LOMA to get the lots deemed, not in a flood zone. They would need to order an elevation certificate to verify the height.
