They don’t build for working class anymore. Working class in Europe is housed in apartments 3-4 floors 2 bedrooms two bathrooms at about 120000 dollars. Florida has the highest prices considering hurricanes and very hot and humid summers

I've been to Winding Ridge! The model homes there are incredible! I could pick 5 floorplans that were perfect. I also toured Epperson. Excellent video Adam 👍!!

@@TampaFloridaLiving Are any of these communities NOT gated? I’m looking to move to Wesley Chapel in the next couple months and it’s surprisingly difficult to figure out which ones are or aren’t 🤔😅

@@johnkestner most communities aren’t gated. It’s. It as common as you would think. Yes there are some gated communities, but I would have to go one by one for you. I invest in Wesley Chapel in 2012 got my house for pennies. Now the prices are crazy and the houses are very basic for the prices they are asking ...Is a very good place to lived. I hate the traffic but is ok I do business from home love it here. wait for the downtown area to be built

I live in Wesley chapel. Bought my home for next to nothing 12 years ago. I feel bad for new buyers. Crazy expensive

Don’t feel bad. Your scenario is everywhere. I have bought 5 homes within that time spread throughout the city and suburbs and all have appreciated within that time. That’s normal! People that bought 25 years ago paid less than 12 years ago etc…. And home prices in another 12 years will think today’s prices are affordable. That’s what makes real estate a great investment. Not perfect, but long term a great option!

Thanks for the comment. Unfortunately we don’t work with rentals. Most realtors don’t work with rentals as landlords/management companies don’t list the rentals in central location. For sale homes are put in the mls but not rentals. About 10 years ago. They stopped paying realtors for bringing renters. I’m sorry we can’t be more of a resource for you. Yes it is. But also restricted to some degree. Meaning they recently started sectioning off areas only for residents or only for adults. They also raised prices for public access. It’s very different compared to when they first opened.

If you are buying a new home right now you will regret it. Inventory of new homes is exploding and will increase as the affordability crises gets worse. Wow 😲😳

Wesley Chapel is way too crowded and getting worse. The traffic is terrible. They have replaced beautiful groves, woods and cow pastures with tons of houses, apartments, and commercial buildings, and the building seems to never end. Many houses in the subdivisions are packed so tightly, you can almost lie across the area between buildings and touch both. I have lived here for almost 20 years and the change I have witnessed is incredible. I'm looking to get out.

I’ve biked and ran through all these neighborhoods they are all very pretty BUT be ready for a bitchy HOA

I went to Epperson Lagoon there was poop in the pool area . And we paid for premium seating . - that area was also low lying and cow pastures . Wesley Chapel over built and A lot of that land is low lying and was cow fields that where land stripped and back filled . All the way out to Zephyrhills. Over growth . Sad . All that land from the mall back to 301 are all made on pastures with land stripping man made water ponds( you can not stop the real flow of water . Bottom floors are concrete all second level homes are wood framed . It is all in low lying/flood areas with very bad traffic . Check the BBB and state for complaints and lawsuit against builders before you buy.

Yes, waaaay over built! Traffic is a nightmare! Sold our house while prices were high. So glad to be getting out of "Stressly Chapel".

Realtors just don't know what to do right now to sell homes jajaja. Homes price are falling man, just grab a cold one and enjoy the show. 😉

It’s not that far off from pre pandemic which is much easier to navigate than the last 18 months. Homes are flying off the market with an 8 day average. If realtors can’t sell homes it’s because they don’t know what they are doing. The Tampa Bay Area is still a hot market and people still want to move here… that will continue

@@TampaFloridaLiving A friend of mine is Real estate veteran and the market is very slow on Tampa Bay right now. I'm not sure where you are getting those stats from. But homes are sitting on the market for 60/90 days now and the discounting continues. The buyer that buys right now will lose money as they go into negative equity territory. They will not be able to offload the home if a life situation arises and will either have two options to pay the negative equity in order to sell the house or foreclosure. It's paramount that people know this because a lot of folks are going to be in serious trouble. The amount of interest paying to the bank today is about the same if you were to rent an apartment so essentially is like renting because you are throwing all that money away on interest.

@@gisellemoreiramarquez7076 if you watched my recent video on stats direct from the mls, our inventory is less than 2 Months and the average home goes under contract in 8 days. 90 day average is absurd. And I never advise my clients to buy a home if they are thinking of selling in 2 years. While no one has a perfect crystal ball, a home is not a short term purchase. A home is an investment. I purchased my first home in 2006, the market crashed nearly 40% in 2008 and in 2016 I sold it and made money! That’s amazing and you can never time it perfectly. And fyi I bought the rate down to 6.125% back then also. We won’t see 3% again for a very long while

@@TampaFloridaLiving I'm not sure how you are analyzing that in the MLS to get to an 8 day average. I'm watching the market everyday and homes are not moving. If they were moving in 8 days, sellers would not be discounting like crazy as they are today! Most have been on the market for over 60 days and the inventory continues to rise. I ADVISE ANYONE THINKING OF BUYING A HOME NOT ONLY IN TAMPA BUT IN OTHER MARKETS TO STUDY THE MARKET WELL BECAUSE IN TODAY'S FINANCIAL ENVIRONMENT IS A VERY RISKY DECISION. A primary residence should never be an investment. It does not cash flow man unless you are renting it for more than the mortgage payment plus maintenance costs.
