Great house. Doesn't look cold and sterile the way many modern houses do. Love the little extras like the woodblock section of the island, the dog bowls in the drawer, the hand held shower in the master (you would be amazed how many developers skimp on this), the colour matched flush buttons on the lavatories. They have a great eye for detail. An amazing first effort and I expect to see great things from these 2 in the future. PS I would be surprised if this doesn't sell really quickly.

The best thing I like about this property is the built-in barbecue grill in the backyard. Typically with the smaller new builds developers always squeeze in a small swimming pool that takes up the entire space of a small backyard, with almost no room left for anything else. Even though this too is a small backyard the pool is a good size and they left plenty of room for a grass area, the barbecue grill setup, and room for tables and chairs. So I give the developer a thumbs up for this one! Cause it makes no sense to promote a house as a place to entertain if there's no actual space to entertain your guest.

Wow this is really my dream home! I love all the design choices and high end finishes. Also, practical details like the hidden dog bowl, extra storage, beautiful backyard made it feel very livable. Home to afford a home like this someday! Props to the developers :)

Look into investing! You can find really good deals out there, sometimes even with zero cash involved and build a home like this. And if you find one in LA we would be more than happy to jump in it with you!

This home have so much going for it, not just the Price..The inside is Also very sleek and I like all the little details that you dont see in many homes that I've seen Toured. You done Another great job Darren, The Tour of the home and the Interview with the guys is also a great add in the video..it is nice to hear the building process with the developers... I've enjoyed Another home featured such as this one...it is definitely almost like a 2mil+ home that we see in your channel, for 1 storey home I really like it a lot. The pool is Awesome, it really is Massive. As you mention above; which color prefer that bathroom walls should be? I will go for dark wall and bright white color floor coz I think that's my preference in a house. Thank you once again. Amazing!! ❤💯

Awesome house and really like the interview with the developers. Especially love the lighting and details throughout - that kitchen rocks! But the houses next door look a bit sketchy from the way the video was edited. This may not be the case if the home is seen in person I think.

Hey!! Thanks for the feedback! The neighbors in this neighborhood are actually all so amazing and inviting. Most of the people have been living here for 20+ years. We have an elderly retired couple on one side and a family with an older child on the other. Seeing it in person you’ll definitely fall in love with the neighborhood!

Impressive first development. I'm quite pleased with the interior design choices and that's in a context of 10-30million dollar houses. I think you can objectively say it's better design that Toll brothers do... I particularly like the first bathroom, the powder room. Large format tiles with natural stone soft pattern, good fresh contrasts. Primary bathroom similarly nice in soft natural tones and novel/complex elements. I would try to avoid smaller tiles. Leave that to Toll brothers :) Pro tip, use concealed door hinges, largely insignificant extra cost but just has real class. I'm guessing roof structure was from existing house? otherwise I would have gone modern flat. And I wonder if it isn't always beneficial to completely tear down the existing house to be free of existing constraints if you end up spending a lot of money preserving the existing structure. Often an existing structure will hinder a fully modern design so if the effort and cost is the same...

So I’d like to start off by thanking you for your generous compliments on the house! Like we said this was our first home and we learned a lot from it. Concealed door hinges were definitely considered but being $35 a pop and requiring four per door would be an additional $150 per door. We had a total of 18 doors in the home that would be $2,700. The grand scheme of things it could be considered inconsequential but these all add up in the end. In a neighborhood that supports and provides a return for these features we would definitely love to have included them. We wanted to create a modern yet homey feel. Once again it comes down the neighborhood and what it warrants. We definitely did a lot of this neighborhood but we wanted to use this opportunity to showcase our work. We did not have any design for anything. It was all decided off of a PDF design done by my fiancé and making judgement calls based on availability and price points on the spot. We definitely could have been more prepared and planned out which we will do in the future. You can see alot of this on our channel and how it all happened from beginning to end. @@SEFSU I can appreciate mounting cost when it's all on the table, especially if you are pushing the price range of a neighborhood, that's probably good thinking. Maybe potential customers wouldn't notice, I have just remarked in the high end homes when they do something different that looks particularly clean and elegant like frameless doors, no threshold, magnetic close and door from floor to ceiling and the concealed hinges is one of those details. And when I was pricing out my own house it was such a small price difference in the doors that it was a must. Horizontal groves too which you have a variant off as well. Off the top of my head without precise insight, if you are whole at well below ask, I might price/accept for quick sale if market is slowly softening for quite a while. In santa monica this house might be 4+ million dollars but if the market isn't up for it.. We do visualization at the civil engineering firm I work for and I can recommend using cad. Something quick and simple like sketchup might be great for you and with a plugin like vray you can get photoreal views and experience the room sensation and explore the sunlight. It's quite powerful to see the house before any decisions are made. oh btw another pro tip: skylights. it's not always possible but where it is, it's cheat code magic. The contractor I inquired only asked 2k for a nice big rectangle (wasn't LA). In kitchens and particularly above the master shower, dead buyers everywhere :)

I see what they did they scale down the home from 3200 or 3000 sq ft from previous years of home being at or around that price before the cost of sq ft went up... in scaling down they were able to get materials that would equate that 1 million dollars and above price tag while lowering their cost to place the materials in and purchase of materials with that scale down... I think other taxes associated with the area are lowered based on size of home or something like that. Also, I am a sucker for single story homes... I love single story homes done right and it look like this may be a good one... It is.. just pray or wish PCH come to my home with that 15 Million dollar prize... before taxes... lump sum I think is like 7 Million and after taxes that is like 3- 4 Million left over.. that is if you are taxed to the hilt and also if PCH does lump sum payment... and YEAH... I think about the taxes... hint why I haven't won in over 22 years... I would be logical and not go broke if made rich...unlike some people...LOL... Well, it is the perfect home for me and after all the taxes are paid I should have 1 or 2 Million left over after the purchase of this home in full. Then I have passive income places to place the rest to live off it for a while since no home note is on the home and all I got is taxes to pay on it... LOL... sounding like I have a clue on what to do and how to handle cash.. if only 2020 did not happen.. where I have to rely of more people who do nothing but take your money when you have little to give... that is also family.... which that happened... I highly hope and wish for PCH to come with the Big Check because to be honest that is the only way... or lottery... I will be financially free from A hole companies and having to bend to their BS... mandatory over time or lose your job, home, and everything because now you can't use us on your resume... and A hole humans in general....LOL. The ultimate goal in life is to problem solve your poverty so your problems can shrink a little... to completely shrink it you need to be mega wealthy and not have to deal with people as in NEED them in order for you to achieve something... that said humans love lording the fact you need them over the heads of those with less than them...so you want to eliminate that need of them ... to need people to make a living is making more problems to solve when they screw you out of cash or home...LOL

In the primary bathroom, I don't like how the shower and tub is a little higher than the main entrance to the bathroom. I'm predicting that someone is bound to break or stub their toes if they don't notice the uneven levels going into the shower. So with a few flaws in the house, and super high mortgage payments now at over 5% interest, for this reason I'm out.

It was so hard to get an island to float the way we did it, we actually wanted to do a porcelain at first but the structural integrity would not allow for it! And marble is very hard to upkeep, in these price points and area buyers tend to want more durable and low maintenance materials.

The first thing that all viewers must understand, is that this us Not a new build. It is an updated house that was built in the 1920’s. The home was given a full gut renovation. So all the problems with an older house should have bern removed in this reconfiguration. The only concern might be the electrical power meter. It appears that what is shown us the temporary meter with the drop line from the overhead lines that run throughout the back yards of all the neighborhood. The unenclosed power feeds that run down from 5he meter are not legal as they do not meet the National Electrical Code. I would also be concerned regarding the electrical line extending from the circuit breaker box using a rubber coated cable and down the ‘dog run”. To it’s credit, this house is only 1-1/2 blocks from the North Hollywood police station and about 5 minutes from the LAFD station. It is close to public transit and on a nice day us only a ten minute walk to the North Hollywood Metro terminus. Yes, this us a neighborhood where you will find many residents walking, jogging, walking their dogs. A multi-ethnic, multi-cultural neighborhood where you can get to know your neighbors, yet have your privacy. Having lived here since 2007, I can state this without prejudice.

Hey Walter, your attention to the details is appreciated! I just wanted to clear up few things this home was actually built in 1941, and this is in all essence a new construction build. We used Los Angeles building safety guidelines to adhere to a remodel in order to avoid $30,000 in permit fees. We talk about this in our first videos of the property, you can also see in the video I linked below at the 8:50 mark how the entire existing structure is completely demolished. We left up 12 feet of framing and foundation which was later reframed as well. The only other thing that stayed in this home was the carcass of the bbq are and the pool. All electrical, plumbing, HVAC, and anything else you can think of is brand new. Your concerns on the power lines coming to the home are in place, however this is all temporary waiting for LADBS to release full power to the home and LADWP to connect directly to the home. The power pole you see will be removed within the next 2-3 weeks with the cooperation from the city 😂. @@SEFSU ,Since Troost is at the edge of the original North Hollywood, I live on Beck, and the houses here were built in the 20’s, 41 makes sense. I only mention it as the new State laws require that all new builds be multi family structures. Even small 1-1/2 lots where the structure has been torn down, such as on Burbank Blvd between Troost and Irvine, the developers were forced to build two , two family structures. So a gut renovation preserves the nature of the community while still upgrading the property. I still have a few concerns. The ones I have mentioned here and that it seems there is no easy means to remove trash from the kitchen to the outdoor trash cans. No one in this neighborhood has trash cans in their garages, so that would mean that they would be on the south side of the house. The north side is where the “ dog run” is located. So to place trash to the “ service “ side, one needs to either go through the family room, or out the front door. It is most likely that a side door was removed in creating the kitchen.

Beautiful but in the worst neighborhood...North hollywood has a homeless problem and it isn't safe at all my husband is a fedex driver in that area so he knows how bad it is....

I don’t like modern homes in general. If I bought that house I’d have to change all the furniture and get rid of all that concrete. I’d plant a bunch of native plants and even some fruits and veggies. r/nolawns
