Some truths: 1. the 2 bed you see in this video is around £300,000 the space comes at a price. 2.They are currently a YEAR behind schedule, and goog luck getting any clear answers from staff about completion dates. 3. There is NO visitor parking, and only some flats come with a parking spot, parking nearby is non existent so your guests will have to come by train to see you. 4.Service charge is steep and the flats are around £70,000 more than other houses in the local area- their reason,regeneration. 5 The flats that are being completed soonest is furthest from the park and will contain social housing! Be warned.

These are the things that need to be a spoken about not the furniture and recipes. We need to see what it is like to buy like there was a room without a wardrobe. Tell us where the clothes go. Its such a good idea but some major points and information that buyers look for is missing

@@peteranderson5080 very important...i know this area verrrry well, and these prices are high because they are new build, the cheaper ones will be because you will open your curtains and literally be looking at kfc and the local kebab shop or iceland (it is right in the centre of town)....none of the current flats overlook the park..but it is close by...and as i said other flats that are older literally 5min walk away are going for about £240,000 with similar spec...so they are pushing it with these prices...and 1 year delay! The fact the haven't factored in visitor parking is a shambles. You'll also be paying separate for your electricity and water(2 different companies-more people to chase if somethinggoes wrong) but it does look pretty lol.

@@geekafreak no wardrobe except in the master and even the chrome light fittings you see in the video come at extra cost, the panelling in the bathroom that goes higher than the toilet seat will cost you extra...but this isnt abnormal for new builds i guess

@@clariluxe3628 These are good points that should be explored in the video as most first tike buyers are struggling to find their feet so might not know to look out for this. I feel that being critical will build trust in her brand and doesn't necessarily alienate her connections. The lack of storage space in each bedroom is an issue and the bedroom with the wardrobe doesn't have space for a chest of drawers or a tallboy

I can't wait for you to one day get your own TV show. Just a little request to highlight more of the features that people look for in a home and less of the furniture and decor as people buy based on features like light, transport links, ceiling height, quality of fittings, size etc... not on the decor which won't be in there when they buy it. I don't mean that in a rude way.

Flats are terrible to buy because of all the service charges you will expect to pay. If you're gonna buy, buy a HOUSE. Don't say you haven't been warned. Rent a flat but buy a house.

To be fair they tell you the service charge in advance and you decide affordability. Mine is 100 a month and still more affordable than house. Plus would rather a nice flat than poor looking house. I'd also say its good to get on property ladder through a flat and save by overpaying the mortgage and will make remortgaging to house better. It's of course not as simple as "don't buy a flat", in the real world at least.

In the uk there is a huge problem of managements fees escalating after 2-3 years as budgets are so mismanaged. Always check the lease where you are buying. If there is Pepercorn rent, you will have less risk. However, if there is no scaling or controls to keep the ground rent down by the developer. Be warned.

@@ngoni266 £100 sound affordable but that's 12k over 10 years if service charge never goes up within that period (unlikely). Factor also that new builds are over priced at purchase. So when you eventually sell probably not for what you paid and minus that 12k, it turns out to be a horrible deal.

Good video but would be more useful if you talked through specs e.g differences in prices between the two flats, what deposits would look like and whether any were available through HTB.

I enquires about this development in August/September and there’s basically none on HTB at the moment. They said the developers may apply for it by December/January times but yeah it would only be a few that go on HTB if they do and you won’t know till early next year. Prices are on the website though and deposit, well depends on your circumstances and what you can get during these Covid times- sooo many restrictions!

We lived in Dartford. Locals and families being priced out of the area. Even the rents are above the average monthly income. Oh and all the surrounding green space is being developed over, poor air quality and noise pollution from immediate locality and surrounding motorways.. You could just a well be in any london suburb. It ain't Vicar of Dibley.

Dartford is definitely a great place to live. You get the luxury of woodland/ country living whilst not being so far from London and other more complex areas. Bluewater is literally a 5 to 15 minute drive from practically anywhere is Dartford also. These properties are slap bang in the town centre but it's such a shame that you could be paying over £300,000 for a 2 bedroom flat. As pretty as they can be, let's be honest, it's still a flat. I wish property developers would think about first time buyers who are families. Nevertheless, Jade does great work and the property videos are always a nice change from what most of youtube has to offer.

i agree with everyone in this comment section lol. dartford’s location really is perfect. just outside london, essex just across the river, bluewater down the road, a junction on the m25 so can drive around london easily. great transport links into central london too with trains every 5/10 mins.good schools as well. HOWEVER the town needs a lot of regeneration. i like where i am in west dartford towards crayford but i can admit that i wouldn’t really want to move to anywhere else in dartford. the high street is terrible but i guess that might be because bluewater is so close. i know a lot of plans are in place to improve the town so i would still recommend people moving here, especially if they are former londoners who don’t want to lose the city life

It would be useful to give dimensions of the flat/ rooms ie sq ft. Also point out the features which comes at an extra price. These are showrooms which normally comes with features which are extra and can substantially impact the final price. . Also what are the ground charges and outside amenities ie parking.

Buying new build in and around the m25 belt will certainly mean you will be paying roughly around 40k above actual value. And with the way the market will probably go in the next few years you will probably be living in negative equity for a mighty long time. You will do well to sell for the price you got it for.

Dartford council have applied to become the London Borough of Dartford, just like bexley and Bromley did in the 90's. However the Dartford, Application still pending.

As much as it looks good but open plan living space are a joke and no privacy when your entertaining guest and want to keep your prep etc separate. And also when cooking the whole living room smells of your food and goes all on your fabrics and furniture's. For those prices go further into Maidstone and Chatham and get a much bigger place. New builds are not the one for a investment. Great job by the way Queen, you look amazing.

Often the show flats are designed for wheel chair access. Thus, they look spacious. This happened to me when I purchased my first flat ... many years ago.... you have been warned. Plus, service charge can be a killer... you have a mortgage, ground rent and service charge = no life!!
