Another question about 10 years Golden Visa? Can someone from Sweden apply remotely "10 years Golden Visa" on the basis of especial competency/talent e.g. Cyber Security, AI, Blockchain etic.? Is it a smooth process?

Our understanding is the only way to get Golden Visa remotely is that you buy an unit for over 2M AED.

Can a Swedish keep property in Sweden while he register residency in UAE? I guess yes, but will there be any implications from Swedish Tax perspective if someone de-register residency in Sweden and become a legal resident of UAE?

It will be an issue for the Swedish Tax Authority (Skatteverket) if you keep your residence home. Call them and they will explain it to you.

Can you give a breakdown of how you financed this please. Do they offer longterm mortgages for long terms like they do in Europe or do they expect cash buyers?

There are several options. The developers tends to have payments plans, where you split payments until handover. For example 80% during the constructions and 20% at the handover. Typical you can't take a mortgage until the property is fully developed. However, if you buy a property that is already completed, you can get a mortgage like in Europe. Getting a mortgage from a bank in UAE is a completely different story. Usually, you need a full time employer in the UAE and you need to make a certain amount of salary. We are planning to make a video on this subject.

Thank you @SeanSkaalrud. A few of the main reasons we picked this apartment, was the location, high-quality interior especially the Italian marble. It even looks better in real life, we love it! We actually didn't ask if we could have changed it, pretty sure it could have been changed.

Great area, $250.000 is actually almost 1 million dirham! So its a good value property but not the cheapest one. The xheapest district must be International City

That's a little bit tricky, because a lot of the international banks doesn't allow you to send money to and from Dubai. It might be the case that your bank in your home country allow you to get a mortgage there. But check with your bank. Some of the developer also accept crypto.

It depends on how far you will go from town. But Al Furjan, JVC, JVT and Town Square are cheaper areas with good payment plans.

Thank you so much! 🙏 We believe that all of Dubai South has massive potential with all the new developments. The area is shifting to a more high-end community. This impacts the prices for both short- and long-term rentals. We advice checking Bayut for rental prices in Al Furjan. Right now, they have several interesting developments along the metro line going out to Expo. A tip is to check out Nabni and Deyaar's projects. Dubai was basically just sand 30-40 years ago. It is amazing what they have been able to achieve so far. Hopefully the plan to make Dubai even greener will be successful. In the years we have been there it has already improved greatly 😊
