Great vid guys, very difficult to know where to invest when you speak to your typical real estate agents out here who always seem to have the “below market value” deal of the century that you need to “move on today” . So you think there is any potential to buy and renovate the older villas in this area and flip …also what are the yields like in general in this area. Thanks again 👍

This is what we found: The use of golf carts for general transportation within the Dubai Hills community is not permitted. Golf carts are not intended for everyday transportation within the Dubai Hills community. However, there are specific instances where golf carts might be used within the community: - Dubai Hills Golf Club: Residents who are members of the Dubai Hills Golf Club can use golf carts on the golf course itself. -Maintenance and Security: Golf carts might be used by community maintenance or security personnel for their duties within the designated areas.

actually if you own your Foreign investment company, your construction cost is more like 75k max. but your Company to be able to do this and make money from it legally, is a min investment of 10b IDR< which is approximately 600k.

What a nice villa, except... It would be better with a banister. Those stairs.. one bad day could be life changing. And, that fall from the bedroom to the ground floor... perhaps some kind of wooden barrier. As for the open bathroom, I can't see how I'd ever choose that, but easily remedied with some wood framed windows... you don't want to make it too easy for the venomous critters 😅

Kotor is extemely overcrowded….if you go in summer you’ll get what you deserve. These videos do not show the massive over crowding that exists in Kotor. It can take over 3 hours to drive 5km from May to October. The fortress above the city is incredibly polluted due to over crowding and there is trash everywhere……the cruise ships are ruining the views and murking the waters, when sometimes there are 3-5 ships at one time…..so please if you go to Kotor do NOT take a cruise ship!!!!

Can you please also explain (in some dedicated videos) how the UAE Residence Permit process works? How someone can apply for it while he/she is in Sweden remotely? It also looks terrible complex as UAE has lot of free zones and each free zone issues e.g. Freelance License and Resident seems to be a separate thing?. For example in Sweden it is simple there mainly 3 types of companies. Freelance License is equal to "Enskild näringsverksamhet / Firma" and there is only one zone (whole of Sweden).. It is hard to digest and understand why UAE has so many TAX FREE zones and why so complicated process. That is why I am more interested in 10 years Golden Visa so that you do not need renewal every year!

For similar apartments, You have to pay much more than 3 million Dirhams in Lidingo, Nacka, Stockholm, Solna, Solluntuna in Stockholm.

Does not matter what they do in Dubai, it can never ever be more beautiful than Stockholm and Stockholm Archipelago. The only thing that justifies move to UAE is no Taxes in UAE (& upto terrible 70% taxes in Sweden if you add all taxes & VAT).

Another question on different topic.. Since you have been living outside Sweden for long long time, so after expiry can you get your Swedish Passport from Swedish Embassy in UAE? or do you have to visit Sweden to renew your Passport?

@@MalinandJakob Great then you can make videos about how Swedish People can save taxes when moving to UAE... That is "one" of the major reasons why I am thinking to say Good-Bye to Sweden after working 28+ years (and most of time working more than 16 hours a day) and my average tax is probably above 50% (excluding VAT). Now I am thinking for few more years that I may work, I probably should move to UAE or Middle-east (or retire). But it is not an easy decision...

Yes, I am looking for an apartment to buy in UAE, but, it is extremely hard to understand remotely from Sweden about the process and if I may fall a victim of scam.... I want to buy it even before moving to UAE as I am not sure exactly when can I move in UAE as I can not just resign from my extremely good job in Sweden unless I have similar or better option in UAE or somewhere else...

That's exciting to buy an apartment in UAE. We advice you to come to UAE and check out the areas and the projects. It's also important to get a good real estate agent that you can trust because it's over 70,000 real estate agents.. It's a good idea to try to get a job before coming to UAE because it is really hard to get a job here.

Working remotely means performing your job from a location other than a office. This could include working from home, a co-working space or a coffee shop. There are different ways to set it up depending on your situation. It can be that your company needs to create an entity in UAE or they can use something like EOR vendor (check out Deel). Another way might be that you set-up a business and be a contractor.

Swedish nationals generally face no restrictions on purchasing apartments in the UAE. But, there's a problem with Swedish banks and UAE. UAE is categorized as a "high-risk" country by Swedish banks, so moving money in and out can be a pain. That might make it tough to get a loan from back home. Best to chat with your bank to see what they say. Alternatively, explore obtaining a mortgage directly from a bank within the UAE.
