I did sell my house and moved to Thailand. Then quickly realized that all buildings in Thailand are worthless. Basically because of a lack of building codes. Everything is substandard according to US building code. No GFCI. Use of PVC pipe for water supply. Can not drink tap water and not consistent. No double glazed windows. No screens on doors or windows. No insulation. Bad roofing. Bad general construction, low integrity. Built on low land that will be underwater in a few years...

Yep..we went down the same road. Renting only way to go here in 🇹🇭. In addition we have limited rights. That bar goes in next door, 2 weeks after you ink the purchase agreement. Screwed pooch.

I have seen several transformer explosions in Pattaya (I was under one and all the sparks missed me) and there have been even more fires reported in the press. Internet fails as rain gets into the JBs. Streets have new lighting installed and a within days or a few weeks it fails. TITS.

The basic rule in Thailand is to not purchase anything in Thailand that you aren’t prepared to walk away from. The other reality in Thailand is that the cost of living, and in particular rental rates, is very low. The economics of renting vs buying is very different here. Americans are brought up to believe that owning a house is one of life’s ultimate goals. You might want to rethink that when living here.

Rental prices have and are reducing drastically in Thailand. Having said that, I dont think rental prices in Thailand are particularly cheap at all. Rent is always lost money. As for hating BKK and never wanting to leave. You couldnt get me to live in BKK if you shot me and dragged me there.

Makes no financial sense to buy a condo in Thailand...If you have 300k to buy a condo/apartment in Thialand, you can easily find a a place in your homeland for the same price . So buy in your homeland and rent it out and the rent you receive from that pays your rent for a condo in Thailand...Having a condo in Thailand is useless if the immigration people suddenly decide you cant live there anymore and tell you to leave. With an apartment in your homeland, its only a matter of asking your tenants to leave so as you have a place to stay.

lol.. Rhythm one of the most expensive brands and Satorn one of the most expensive areas. For the same price i got 3 bedrooms in the size of that living room and a living room the size of that condo :) (130 sqm for 60k per sqm at sukhumvit 71 5 min from bts) and the building has a tennis court, a small golf course, a huge indoor badmington hall, table tennis, billard, fitness, large pool with jakuzi, 2 saunas, a jogging track,...

In 2006 I brought from the USA the equivalent of 7.5 million Baht to purchase a 2 bedroom in Twin Peaks Bangkok, same Japanese family builder as in Twin Peaks Chang Mai. The Bangkok Twin Peaks turned out to be a fraud, the building was not built to the Bangkok Land Department approved plans, and it was never finished and not approved for sale by the Land Department. I came within two day of giving them a bank check for 7.5 million baht for a two bedroom unit which was not approved for sale by the Bangkok Land Department. in 2012 after years of litigation in the courts (the building had sold 89% of their units) the courts ordered the building to be given to the underlying Thai land lease holder (who had not been paid their land lease rent in 8 years) and the building ordered why the courts to be torn down. I had several Farang friends who just walked away from their condos and lost everything. The Japanese builder has long ago disappeared. I hope your Chang Mai Twin peaks, which this same Japanese builder had built in 2007 has not gone down the same path.

Sounds like a big risk these condos. I can only imagine the building faults. Note , no fire sprinkler systems in condo. One day a big fire will take a whole building out with many deaths.

I had that issue. To hard to manage house from abroad. Ended up selling usa 🇺🇸house....but not buying Thailand. Thai construction standards suck, you have no rights as regards nearby issues such as bar going in next door, and most importantly flexibility. As a renter you can bail if you don't like the area. Currently I'm paying covid prices but even in normal times 700 usd pays my 2 bdrm condo in prime area.

Excellent entertaining presentation, Jeff. Two comments: 1. I currently rent a 2-bed 2-bath 60 sq.m. place with wraparound balcony 16th fl. on Soi Rangnam, Bkk, 5min. from the Victory Monument BTS station for 20k + 5k electric/water. That's 300k/annum. This is a rental only building but an apt like this would go for 6mil min. So I pay 5% to rent. I have compared rent/buying in the stretch from VM to Ari and the numbers are similar: 4-5%. In the US it's more like 10% plus owner's get tax breaks. The benchmark in this context should be that the market (US certainly) returns about 7%/annum inflation-adjusted long-term. So, too my mind this should factor into a US(West?)/Thai buy/rent comparison. Given these numbers to my mind it makes little (financial) sense to own here. But, of course, there's the pride of ownership and the liberty to paint pink stripes on the walls ... 2. Sathorn is upscale. One should also look at up and coming areas where the BTS is extending to.

Jet, while I appreciate what you are trying to do here, it’s a little bit flawed for me. Condo living is not for everyone. Some of us want a house, or a building that can be a residence and a business. Yes I understand that buying property other than a condo has unique challenges in Thailand. However some of us have made friends with Thai people, and we understand how to overcome those challenges. That being said, maybe for a future video you show some houses and duel purpose buildings? Correct me if I am wrong. But I would think that given the current situation, there should be some good deals on buildings in Patong beach? And I know that you can find reasonable prices on houses in Kathu and Chalong. Again I do appreciate you taking the time to show these condos🙏🏼. But there are other options And part of the appeal of Thailand is lower cost of living.(like really 1/3 the cost of America) So really if I would just buy a place to live, I would be looking for a house for 1/3 of the 350k. Most affordable places don't have 3d virtual tours available for me to present and even if they do, they're often not good eye candy...just empty square rooms with no furniture. I don't even want kids and was prepared to let the land go back to the kingdom when I die but that isn't even an option. The best on offer for me is an elite visa for now but it isn't even really applicable to my situation as I would like longer than 20 years. It really does make you feel used up to buy a property then be told at any time to pack up and leave. I might look to become a resident somewhere else 💔

Why over pay for these places when one cannot apply for citizenship like America. So, don't compare America to Thailand. My wife is Thai. As long as I am alive she will never move back to Thailand., She applied for citizenship so she has duel citizenship. I can buy larger condo's here in America for less then your prices in Thailand. Sorry.

Over priced for Thailand. You cannot compare prices in the U.S.A. to Thailand. One thing is for sure this that Thailand is a 3rd world country. Second, you can drink tap water in the U.S.A. you cannot drink tap water in Thailand. So, I can you compare the U.S.A. to Thailand. Yes, Thailand is a lovely place but, it does not compare to the U.S.A. Sorry, not a chance.

Thailand is NOT a third world country. It may not be as good as your neighborhood but it is a long way from being third world. I drink from the taps in Phuket all the time. And in Bangkok. Probably wouldn’t recommend it but plenty continues to change in Thailand to make it very unlike any of the world’s third world nations.

@@TheThaiger Sorry, we do not have universal heath care. You must be thinking of Canada or England. Here in America we pay for Health care either through our employers, unions or on our own. Universal Heath care you are dreaming son. Think again. We will never turn to Universal Heath care and for one reason. Ask a person living in Canada. They have to wait 6-12 months for an MRI. I can obtain one in 1-2 weeks here as long as I have insurance or cash.

@@TheThaiger Go to northern Thailand and try to drink the water. When I say Third World I mean you must be able to have running water to every home of which Thailand does not have. You have good International Hospitals. But, you also have double pricing. We offer you the same price in America as we pay. There are no double pricing. That is why Thailand is so screwed up. Don't charge double to us and then maybe we might come back. I'll spend my money some place else. Sorry, Thailand has shown their true colors not only with there stupid visa program but also with there over price condos and double pricing for farangs. Keep smiling Thailand, but my money stays in my pocket now.
