When I bought my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

Home prices will come down eventually, but for the time being; get your money (as much as you can) out of the housing market and get into the financial markets. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

There's only a few places in Thailand which foreigner can legally hold landed properties (homes) by 'Leasehold', 25 to 35 yrs. So, you don't really legally own the property you just put $500,000 into. The only legal way is put into your Thai wife's name, but you have to sign documents that essentially says the money used to buy the home was from your wife, not you, and you have no rights or ownership to your (home), ever. And friends from Europe and Aussie did that, and wife took the property away from them, kick on the street. Legal leasehold is all you'll get. Malaysia - is freehold land, bungalows, ya-da and cheaper land and home costs, even beachfront properties. (Thai is like Philippines, Indonesia, Vietnam) push foreigners to buy (condo's) at 10x to 15x construction costs. There's also high gov't taxes if you rent it out, and if you sell, which you will. In Phuket a resell home can be on market for 5-6 yrs and still not sell (leasehold). Your money will be stuck, forever. The water is much deeper than you think. Look before you dive in.

Be warned that Chiangmai has about 3+ months of awful air pollution due to crop burning in the region. Many people just completely leave the area for almost half the year. Also the Thai government is really cracking down on foreign ownership, you can no longer use a shell company or a proxy to buy land, so buying a villa for a foreigner is very dangerous. For condos only 49% of a building can be sold to foreigners and those units are pre allocated - so only ever buy a foreign allocation condo or you run the same risk. Your dream home could just be taken away from you. Agents will not tell you the truth about this.

Things are getting better they are burning alot less and if you do your homework it is still good to buy. I would rent for at least 6 months in different areas of Thailand to find what is best for you.

Personally I think you’re betting off renting even if you can afford to buy. Rent here is cheap and gives you flexibility

What's the point of buying a half a million dollar home in Thailand ?. I mean, isn't the whole point of moving to places like Thailand or Phillipines is to save a buck and live well on a lot less ? I mean if it is going to cost that kind of money why bother moving to Thailand. One might as well stay home in the U.S. Very disappointed in this. I always thought that "Retired working for you" was cost conscious. For this kind of money you can get a great home anywhere in the south and mid west of U.S matter of fact for half as much. What a joke to call that home "a great value".

With so many houses and condos for sale and rent in Chiang Mai, this is a rip of even if they are nice! Always stay away from farang brokers and companies targeting foreigners as their main costumers! They always make a place more expensive than necessary. And most foreigner retirees are not out for those prices. And since a foreigner can not own the land legally, it is quite risky to accept to go around the law to be able to "own" the lot your house stand on. You can simply loose everything. You get much better price when you go trough a small local broker when renting a condo or house. And if you are familiar with the market, just rent directly from the owner. That's normally much cheaper.

Before buying a house or any other building in Thailand ensure that you find out how long the property lease is for. Foreigners can not purchase land in Thailand. Therefore any building you purchase is on land that is under some kind of agreement with a Thai citizen or company. What legal assurances are there that once the lease period is up for the land that your home is on will be renewed?

Chiang Mai has the BEST variety of options anywhere on the planet. My shared house (downtown, across from Maya Mall) was just 240 bucks a month, huge balcony overlooking a quiet little soi. I lived for the entire MONTH on 1100 a month, all out, everything from rent to food to travel, the works.

@@naughtynightlifeasia857 Nope! Lived like royalty! It's all about choices, right? Shopping at a big fancy store? Yeah, you are likely paying more than you should or could. Local markets are the ticket to success, always. I am a widow, first time living abroad, but I did my research ahead of time.

Always friendly until they are not friendly. Chiang Mai and especially Pai has the highest murder rates and for a long time an official warning from the canadian government. I love Thailand and lived in Chiang Mai for many years, but never never ever take friendlyness for real. They will smile while putting a knife in your stomach ... and they will.

@@llothar68 thanks for the advice Lothar. I’ve travelled in many countries, many places people warned me not to visit and my street radar is pretty good, but that said never be complacent. On the whole I think Thai people are honest and trustworthy. For example my wife ,son and I arrived at a small vegetarian restaurant ‘ Aum Vegetarian ‘ and realised I hadn’t changed money, so the owner took me to the money exchange on his scooter. It’s this kind of human kindness that leaves one with a good feeling about a country. Last day in Chiang Mai and down to Bangkok for a few days before heading back to cold north, been a fantastic trip, spoke lots of Thai which always makes them chuckle and will come back sometime soon!

I would take Condo 3, can't see leaving a $1,500 mortgage to do the same in Thailand. Being a "Farang" agency, I guess their cater to the higher ends market. Relocating to T-land in 30 days, Chiang Mai is on top of my list. Thanks for the video.

The biggest drawback it that foreigners can't own any land. You used to be able to get around this by having a Thai company you control own the land, but they changed the laws to make this much, much more difficult. A common solution is to own the house and lease the land long term or have your Thai wife own the land (a lot of YTers do this). Not an issue with a condo since you don't own the land anyway.

Half a Million USD for a house like that!!! Insane and you can't even own it unless your Thai - forget all the stupid schemes of land and property split or some Thai business ownership at 49% - it's a mess in the end waiting for a disaster to happen. House is maybe worth on a great day half the price fully luxury furnished with a multi-year build warrantee. I don't know who is buying these everyday houses for this kind of money not to mention overpriced condos at 30Sqm for 100k USD+. Last I checked, one week ago when we were in Thailand standing in Chiang Mai, 80% of the people are poor, Covid killed that city - they don't even have close to this kind of money. Average Thai brings home 18k a year. or less. Middle class Thai, 40k year and they are a minority. Math doesn't add up. Guess that is why we didn't buy anything there or any place else in Thailand - and I have a Thai wife and she thinks it's insane! It's cheaper to rent than buy even long term in Thailand. 12.5M baht house renting for 30k baht per month - not considering any bank financing interest - at that rental rate would take 32 years to break even not including any maintenance cost during that entire time - that's insane. That is not value creation, that's a waste of money...

The presenter of this video has done a nice job on this video. He seems so friendly and a bit eccentric. My only feedback is that perhaps he should try to wear smarter clothes. He is not on Khao san road. Shorts and tee-shirt with small day pack on his back looks a bit childish for his age. Apart from that it was a fine video.

These go do everything to stroke their egos and go back to their countries to brag about their “rich life” and “business “ in poor Thailand These people are what’s wrong with every corner of the world. raising prices then inviting crime from all different people that feel forced to find illegal ways to feed their kids and PAY expensive rent

Reminds me of a backpacker who grew old, stayed in Thailand too long, and still dresses like's 19 on a gap year. I find his demeanor and voice so annoying and the company that partnered with him makes me think, no, not going to do business with them. If you watch close these real estate guys don't look comfortable with this guy at all, and I wonder if they knew what they were getting into before they made this agreement. The company you keep, man... Note, I didn't subscribe or search for this video it's a KZbin suggestion so you know how I got here when I clearly don't want to be. I find so much about this guy annoying. Yeah, so I won't watch any of his vids, but I have the right to an opinion as well in these comments. Cheers.

You can own the house, just not the land. There are ways around this, but they cost a lot of $$$$

@@ckm-mkc There are situations in the Philippines where a foreigner builds a house on long-term leased land, and when the houses were complete, the leasees were evicted. I would never buy/build a house on top of land that I don't own.

You can buy land and house only once (even if you sell it can't buy another) if you have invested $1.2 million USD in an approved investment.

I recommend that you explain fully who can own land, you also didn't discuss Usufruct agreements but to suggest that foreigners can by land in Thailand is a false narrative and you should cease and desist with false information

12.5 mil for the house and 4 mil for furniture, very expensive you can buy furniture in many places much cheaper then order from ikea in bangkok

Is it true you actually don’t own the property when buying? You buy a 30 year lease? Than in condos foreigners can only buy 49% of the condos on the site? So when looking at condos you need to ask what percent the site is at for foreigners?

I actually went to see this house before it’s finished. It’s a very nice house and it’s a great design but I’m not looking for the same price on a home here in the US to use as a retirement home. One funny thing is that you ran into the big islanders and I used to live out there too. Cool!

I have lived in CM for 25 years and having both owned and rented I would suggest renting for at least a couple of years to feel the place out. Buying a condo is not an issue for a foreigner, this can be done legally. Buying a house is another matter, it would be interesting to hear from Adam as to how house sales are made to foreigners....over to you Adam.

Im living in Chiang Mai for about 2 months now. I got a single room apartment with a bathroom and a small balcony for 3000 Baht / 84 Euro per month. Unfortunately no kitchen. Bed and closet already built in and it is located in the square (oldtown).

its very expensive since its the same architectural design as the house beside it, which means its costing on them much less, maybe developers have 100 % profit margin on these houses if not more ..

Not to hate or anything, my brother-in-law built a 3700 sq ft home for $220,000 by himself with help from his brothers. I mean, for 500k you could build a hell of a home in the U.S.

Loved this video and I am actively LOOKING!!! I'll be emailing your Realtor today. The only downside I saw is that all the places feel very European....for someone who is coming to Thailand and wants a very traditional "Thai" feel interior space...not much available. I keep looking online and see the same white wash, cold, sterile environments that are unappealing to me. Hopefully when I trek out there for a couple weeks I'll see something I love. Thanks for this video!!

way too expensive, although there is a lot of value in the structure, the location is what determines most of the price and sorry to say Chiang Mai isn't the best in terms of location given that it is not coastal and all the hoops you have to shoot through to get residency in Thailand. The furnishings are $110,000? That is ridiculous, I can furnish that house 4 times over for that price. That is the definition of the term "inflated expat rip off". For contrast, I can buy a 2000 sqft home in Denver, Colorado area near the Rocky mountains for around $550k now and these prices are dropping fast. Why in the world would I live in a 2nd world country for half a million dollars - one has to be insane to do that. RIP OFF!

Let me guess, you don't live in Thailand. Rip-off means paying more for something of little or no value. Real estate prices (regardless of world ranking) are determined by what people will likely pay. As you heard, the condo is already occupied. I'm sure it will sell for slightly less than the asking price. You might find cheaper places to live but I guarantee there are many more expensive places.

Both the Buy & Rents were on the too high side IMHO. No way I'd pay $500,000 USD for a condo in Thailand that's nuts. Why? Because your ROI numbers make zero sense. The rentals were both high and there are much better rental deals in the area.

Farang homes is the KZbin channel to go to for cheap rentals. A three bedroom home was shown a couple of weeks ago for 7,000 Baht a month, a lovely young thai lady shows us what bargains there is to be had - please check it out, people are looking for rentals for around 8- 12,000 Baht a month in the present financial climate

Condo prices are up again and sales channels like this sell overpriced ripp offs. Chiang Mai is one of the dirtiest cities in the world. How many times all air traffic was completely shut down because of fog. I got constantly red infected eyes while driving my motorcycle for a few hours. I left CNX in 2011 after 6 years not looking back.

Cuz' this is Thailand. You simply pull out $40 for an airline ticket and fly to the beach or the islands when the smoke arrives. Either sub-lease your condo or leave it empty during your absence. It's only a couple months, so your decision how to handle that.

Very beautiful, yet I'm wary of these places because of their large, open floor plans and significant percentages of walls replaced by glass. Traditional home designs evolve based on local characteristics, including climate and the cost of natural resources; history has shown that non-local design standards end up suffering from problems that the local designs addressed centuries before. All of that leads me to wonder how much electricity one would end up using if they were stay-at-home types who ran their air conditioning all day in those big, open floor plans?

From past experience, I find that buying from developers are generally more expensive than buying from the secondary market. The properties lacked storage cupboards.

A good rule of thumb is when moving to a new town, rent for at least a year so you are sure you want to stay there. The cost for the house is way more than in Houston, Tx.

Hundreds of new condos in CM over last 10 years. Its easier, not harder, to buy if u r a an expat. There’s alot of supply of fantastic properties but DO go thru agents like these guys bc buildings/estates attract like-nationalities. Pollution is an issue 3 mths of the year.

That is why its priced like a America. Most Thais wouldn't even bother to buy it instead they can build similar home for half the price. My Asian buddies always told me its cheaper to build but as foreigners cannot own land. Options are really limited.

But a foreigner can buy only an apartment in condominium which is 51% room are Thai owners. For a house or land buying, there are two ways which 1. buy in the name of company which Thai citizen’s share is at least 51% 2. Through investment which is at least 40 million THB and hold the capital at least 5 years

Just visited there. Cool city, went to Wat Prathat Doi Suthep along with many Temples dotted throughout the city. Also checked out the Elephant Sanctuary.

The Thai R E has been stagnant for as long as I live here in Pattaya 12 years .The only ones who make money are the R E agents . Home loans are running at 6 % . And the sales prices is not cheap any more . Houses and condos are a lousy investment here .

It's said not to buy property in Thailand if you are a Farang. Especially if you marry a local. Laws unfavourable. You can loose it all.

Beautiful condos, of course. And great job showcasing the details. But.... prices have sadly gone up over the past 5-10 years. I first visited Thailand about 9 years ago and I think back then Chiang Mai was considered the "affordable" part of Thailand, with new construction condos for $40k-$60k. It seems those days are gone.

Bangkok fall 50% at beginning of Covid, recovered a little. CNX still has good offers but all the new developer projects are the same chinese fraud for stupid guys that just want to flip a speculation object. Maybe they will die out as the supply is so much higher than real demand. Also it was always very very difficult to sell any condos. You need to calculate at least 2 years to find someone so when you are under pressure, thats when the corrupt thais come in and take it for half the price and make the real money. Foreclosures not going to the market, they are in the hand of the local mafia.

Back in 2004 a few years after a big economic crisis you could buy small condos in Chiang Mai for $10,000. They weren't anything fancy like these. They were fairly basic but perfectly adequate once you furnished it

@@rickrolls3786 You can still find good 2nd hand deals in condo projects that target local population and not foreigners. You check the banks (Bangkok Bang und Krung Thai are the largest IMHO) for forclosures.

Hahaha, having a "side" Thai kitchen is not a bad idea. I came home from work today and my Thai wife had just cooked pad kra prao squid. The chili in the air was overpowering. And I had just upgraded all the kitchen appliances including a new high-volume range hood.

most people looking to buy homes in thailand are single dudes,bachelors or 40 year old virgins.....why the hell do i need a 1,400 sq ft villa with swimming pool for?it feels way too ostentatious for most ordinary folks, although the price is too insanely value for money to pass up.....what i need is something that looks like this but 1/4th the size.....maybe a 3 storey apartment style building shared by a few tenants going for around 100k a unit? the irony though,most people living in first world countries can only dream of living in something this fantastic while spending most of their lives working and living in some shythole apartment.

I visited Phayao for 25 days. Visited Chiang Rai only. I loved it. The girl I visited from Phayao didn't like Chiang Mai but I never went there to visit

Excellent video especially the visual map so a person can see where properties are located in conjunction with the area. I'm retired and seriously considering escaping the matrix as the US seemingly is called now and settling in Thailand. Leaning towards Chiang Mai. My only question is where to go, my expected transition will be somewhere between October -November 2023. I think I'll contact expat homes to assist with my transition.
