Amazing video! How's the vacancy rate in Kaneohe/Mililani? And average cap rate for each region?
@thejeremymateo4 жыл бұрын
@@franklinilan128 Good questions! It's hard to say because each area is different. However I know that if you price right, Kaneohe and Mililani is easy to rent out because it is near military bases.

I noticed that in Hawaii a lot of the rooms , closets and kitchens are not as big or roomy. It will do, but a bit more room space would be better , but than again for the price it's all worth it. One thing for sure, the views of Hawaii are spectacular, and that's what I'm really paying for.

Number 1 question should be what is the maintenance and or HOA fees, otherwise no deal. Most people are looking at total cost not price for unit. Maintenance and/or HOA Fee's can be $350 to $1,200 PER month. Imagine if your fee's are over 45% over cost of monthly rent when you don't rent the place over 50% of the time.

I live in Philippines and I wanna live in Hawaii. I know that it's really expensive living there but Hawaii is Calling me. The Tropical weather, the food, the ambiance is like philippines.

I bought some investment property near me. In 10 years, I will have enough equity to swap it out for a place in Hawaii for retirement. I hope it will work out!

I'm in the progress of looking to buy a place .... but at same time it's so discouraging. If I try to get a single family home, move in ready it's well over 900,000 in Honolulu, which I def cant afford. Or Ill go wit condos/apt which I definitely can afford, I have to end up paying for hoa or maintenance fee which cost from 500 to 800. 😒. What to do rent forever?
@thejeremymateo4 жыл бұрын
Hey Helen! My best advice is to start small with a condo. Use that as a way to get INTO the equity building path. If you want, feel free to email me at contact@jeremymateohawaii . com and I can help!

How much monthly payments at 25% down
@thejeremymateo4 жыл бұрын
So it all varies because each property has different maintenance fees. But let's say it is $300k with 25% down with no maintenance fee at 4% interest rate....You are looking at around $1700 monthly payment.

If I were single and only had $500,000 it would be So. Parade Island. But, I am married and live the in dead mother-in-laws house. We aren't moving :( The property taxes are only $1,000 a year on a 4 bedroom 2,000 sqft house.
