I posted a video about a park model in the fall of 2023 and there was a lot of speculation on price. People assumed that just because the pricing wasn't listed online that it must be overpriced. I made my way down to Spanish Fork, Utah and had a chance to talk to the plant manager. It turns out the home in question is less than a few of the more popular comments with a base price of $75,000.00 In this video a have a closer look at Irontown Modular, a company located near Salt Lake City with a line of very cool looking homes. We've bought a 616 sf modular home that's base priced at $92,000 and upgrades cost a bit (maybe $10,000), but the big things to consider are delivery (in our case about $20,000), foundation, if you need it on your land a septic system, driveway, land clearing, building permits, trenching and utility connections etc. which is bringing our build to $231,000 plus tax. An ADU can take advantage of existing driveway/utilities, bur you still have delivery, foundation, permits,, and some trenching. Your commenter might have been adding the costs of a new build on empty land, so $200,000 for a $75,000ish base price isn't ridiculous. Always be aware of costs beyond the base price and upgrades. You might want to do a video about that very thing.

EXACTLY! Honestly this is the only comment we need on this whole page! I immediately grabbed a pen and started writing down just base price and what I thought it might cost for delivery which I don't have a close so totally winging it but you have to figure in like you said all the others cost for property and if it's already with sewer and electric or not then permits that you need Etc I'm trying to do all of this alone I have lived myself in a mobile home park for 20 years and they are so much bigger than these I was thinking of going that route again and not sure what to do unfortunately I don't have any type of support system and trying to figure things out alone at my age is not easy at all! I really wish they would have shown or at least told us when he was standing in the shower if you don't get the tile then what would it be a one-piece plastic enclosure I guess it would have been nice for him to stand in the $75,000 model for us to show exactly what you get for that base price point since so many of us are struggling but I'm going to jump on the website now if you see this how much do you think it might cost to deliver across the world to Florida which is why I plan on going

In our case we're about 230 miles from the builder (about 3.5 hours drive) and it costs about $90 a mile (this will include not just gas but they have to have a per diem for the workers that go to your site to install the house which might include an overnight stay). And yes, if you have to buy property to put the house on that's another cost to fctor in. Getting a builder nearby can be a huge savings.@@pinky1068

Is this any different from buying a traditionally built home? Part of the price will be the land and when you tot up the cost of the ahow home upgrades, it is significantly more expensive.

It is probably a bit less money if you start from scratch with just land rather than getting a home as an ADU. In our case there's a lot standard and upgrades aren't that much -- a slightly larger front porch, black faucets/handles, undermount sink type of stuff. Stick built on the land we'd have to do all the groundwork on the land anyway, one difference with a modular builder is the delivery cost, but they can build it in one month in any weather under more controlled conditions (an on-site builder might take 6 months) and because they have standard models they can get materials in bulk and save on those. Most of the inspections happen in their factory. And at least this company seems much more dependable and easy to work with than coordinating a bunch of subcontractors on site.@@eattherich9215

Zoning laws are up to the people to get involved and pressure the local authorities to change the laws to accept ADU's.

The Node by Nomad. This is one I really like. I've always been a fan of elevated houses. The steel beams are the best way to go, imo. I would like to see more small home construction similar to this.

Node was offering plans for 9K, and the one I liked (parking underneath) looks like it will take quite a bit of engineering. My lot is “sensitive” so my only prayer is making a case for less engineering due to the tiny/light nature of the house.

Good design, good price, smart builder. There's always much to consider with manufactured homes, and this video points out most of the details. Encouraging to hear that ADUs are most in demand. Wish I had this home right now.

Nice cover Kerry, but again this sort looks more and more gear toward rental, with that price its feel upgraded indeed but I also expect for that amount to have a solar and battery setup. Any home going farward where no option for solar and battery is not a good investment imo.

One of the problems with these places is the lack of info on their sites. In addition, if the company doesn't offer on-site set up, you have to hire a contractor which is a huge additional cost. I have been looking for a modular for two years and have found it to be completely impossible. You would think that with the demand, these places could figure it out.

We're getting a house with a builder that handles everything from permitting to set up (Wolf). There are several out there but it comes at a cost.

@@papermoontarot4219 I looked at Wolfe and really like them. The only reason I didn't go with them was I live hundreds of miles away so the delivery charge was quite a bit, understandably. Wolfe was the only modular builder that I seriously considered.

@@papermoontarot4219, but Wolf homes are very unattractive. Even their brand new homes look very outdated. They look like manufactured homes from the 90's. Most people like me, want mid century modern (not sterile) stylish homes.

In person they are much nicer than any manufactured homes I've ever seen. That said, we like the very modern ones, too, but couldn't find a builder near enough that could actually deliver houses at a reasonable price and we looked for months. We're getting a shed roof model with large custom picture windows to add a more modern touch. @@nightskylights4501

Solid company with a wealth of experience. And it shows. I like their approach of having a base price and customizing/choosing options from there. It’s a refreshing approach. It’s not all one way or the other. 🏅 That living room on the park model looks WWE viewing party ready. Add a couple of extra folding chairs and a few boxes of pizza on the table in front of the couch and we’re ready for Wrestlemania. 🤼‍♂️ You’ve perfected the walkthrough Kerry. I love the wide open plans, and the lower price point, but I'm not a fan of neo-modern, preferring mid-century modern and high clearstory windows to let in light and not lose privacy. I'm also not a fan of bar dining, or people walking through my bedroom to get to the bath, or having to go all the way around to access the bathroom from the Master. It would make more sense to offer a narrower kitchen, a full bath off the Master, and a half bath with connecting door to the shower off the living room... OR the kitchen on the opposite wall, with a hall between it and the bathroom(s) to the Master. I'd then use a fold down table (or a small table) on the living room wall next to the kitchen.

ADUs are great, but seniors are desperate for housing like this but parked on land they can rent. THERE IS NO PLACE LEFT TO PARK A PARK MODEL OR A TINY HOME! At 80, we want to divest ourselves of real estate and leave cash to the kids, not property for them to have to deal with, or property taxes, or inheritance tax! We need elder villages! Florida is overwhelmed with we seniors who are being priced out of everything!

It gives me the impression that the long side with the windows is meant to be the front. There's something off about the placement of that kitchen window; it seems like underutilised space. It might do better by putting a pantry in the corner (to house the washer/dryer, or not) and then make the window the full length of the counter, probably as concertina windows (that's probably an upgrade?). Either way, you could probably stick a loft bunk/storage above the counter on that wall that has a ladder into the lounge.

You could probably build this from cargo containers by expanding one side of the wall. That extra 1.5m or 6feet space makes a big difference in making the place look livable. You could probably stack them or make the top expandable to probably have 1 or 2 extra bedroom and maybe a washroom on the 2nd floor by expanding the wall with some more feet&adding stairs to the 2nd floor. Instead of extra bedrooms, it could also have an open living room or roof top backyard.

Yes. Clean lines and lovely but not jangly color scheme. That bedroom with those corner bumpout windows scream window seats. For myself I would have to have a shower tub combo in that bathroom. Lovely.

Here in the UK and Canada need to know about insulation. Energy efficiency is a big thing. Timber framed and no doubt has insulation but what’s the EPC rating?

Thx for this i wish i had an idea of where they deliver and rough cost for that as well and when u showed us the inside since THIS is VERY "upgraded" i wish u would have showed the inside of a base model as well for the $75k or at least told us like when in the shower WHAT would we get at base if no tiles! Is it just a plastic on piece enclosure i guess? kk thx again going to jump on their site and see if they show it at 75k and cost for far deliver like Fla GOOD JOB!

After watching your Irontown video yesterday, I clicked on the link. It showed an old site and a new one. The old site showed prices and stated they did not do set-up. Today the old site is gone and the new one does not show prices and says they do set-up. So what is it and why don't they show prices now?

Whoah! I complained about the layout of the bathroom (the pipes were on the outside wall, subjecting them to freezing, AND the door to the shower meant having to reach deeply in to the shower to turn it on getting one soaked in cold water) and--Ta Da!--this was fixed. A Federal law needs to be passed that allows these to be stand alone e housing. I want to create a " neighborhood" of various types of small homes that are under 100k up to $175k, all under 1000ft2.

Ok, $160k w/options! But this doesn’t include land, installation and utilities hooked up? By the time you add that in and find a location that local laws will allow for it you could just buy a house that will typically be larger. I don’t see any reason or advantage??

That's an insane price for a boring looking 'park model' home. Where is the indoor/outdoor fireplace, the patio up above, etc.?

These prefab seem to be an answer, but they are too expensive. Plus all the costs of transportation, land purchase, utility hook is, permits, etc. They end up costing pretty much the same as building on site the traditional way. This is not solving the housing affordability problem. ADU d is not owning your own home. It's renting from an already existing home owner.

Most companies, including this one don't have much information, like prices on their websites. They want to take your personal information, before they give you any information back. And that pisses me off. They want to collect your information, so even if you don't end up buying their products, they can sell yours, and still make money off you. They're the flipping business, the customers should have to give out any information to receive any back. So, any company, including this one that is not transparent are immoral and unethical. For that reason, I'm not giving my business to them. And this one at $130K is STILL way over priced,! The $75K one is ugly as hell, and is not worth even $5K.
