Does it help for the Seller's Agent to provide a list of sold comps to the Appraiser (without overstepping boundaries), just to share their market knowledge? Considering unique cases where the particular home has been recently remodeled (2020) in a neighborhood of homes that are still stuck in the 1970-90's -- how do you show the appraiser the market value of this home is fair?

So inspection is pretty much done by an appraiser?

The inspection is done by an inspector. The appraiser will appraise (value) the property whereas an inspector will investigate the well-being of the property. So, the inspector won't just inspect the surface level well-being of the home, but they will investigate everything you wouldn't see (electricity, plumbing, foundation, structural issues, heating system, AC, etc.) Check out this video for an even better explanation of the difference between an appraiser and an inspector: kzbin.info/www/bejne/majcgqpplsyjbKM
