Lease agreement contract needs to be updated. Should add that failure to pay rent within 2months will result of an eviction unless an agreement has been reached between both parties. Let us close this loophole now. Illegal drugs or any illegal activities also needs to be added on the lease... will result of eviction. Government cannot do everything. Updated lease will ease up the long LTB hearings cut.

Can tenant in Mississauga condo refuse to accept any rent increase after 12 or 24 months. Rent increase form was served after 12 month's and he accepted it and gave the 12 PDCs. But when 2nd rent increase form was served. He refuses to accept the rent increase. He wants to continue at the old rent. Legally can I the landlord put pressure on him?

question mode of payment of the first 12 months rent was PDC and continued for next 12 months. Now Tenant refuses to give PDC. Says he will transfer by interac. He says that he is on month to month so he need not pay increased rent and he can pay by any means. Legally, can Landlord force him to pay by PDC or should I accept interac. Appreciate your inputs.

I filded L1 after N4 notice. LTB email to my tenant the same day. In the evening they pay me what they owe. It'all good but I think they want to reset L1. And they will not pay in the future again. Which application or which road should we take?.

Q1 - Can a tenant refuse to accept the rent increase? Tenant completed 24 months. First rent increase he accepted. 2nd rent increase he refuses to accept. What can Landlord do? Continue with the tenant or serve him any notice? Q2 - can the tenant decide the mode of payment . As per agreement rent payments to be done by cheque. First 12 months and next 12 months were by cheque. Now he refuses to give cheque. Wants to pay by interac. He says he is looking to buy property and will move by march 2025. Should i accept interac?

Some landlords are evicting tenants for not having tenant's insurance with an N5. Their claims are that the tenant is interfering in the reasonable enjoyment and rights of the landlord for not having or providing tenant's insurance. But it's not mandated by law and it's not allowed by the RTA as a legal reason to evict. It's also not listed as a landlord's right. Can you speak on this?

Finally...next Monday is the eviction day for my next-door neighbors...they haven't got anywhere to go nor money saved...a crackhead son of hers advised her into homelessness...whatever money she owns the landlord can get in one chunk of payment through her caseworker subtracting her monthly cheque...she is fucked

Hi, I have an apartment with just my name on the lease and I picked up a job which takes me out of the province for months. Due to the work nature, I worked of of the province for 3 years while my friend and his sister where in my unit, I informed them six months ago that I’ll be coming back to take over my unit and they should start searching for another place to stay. I also sent them a link for a building with vacant units in the same area. It’s over six months since I informed them and I’m now back to take over my unit and they refusing to leave. Can someone please let me know my options in this mess I got myself into. Thanks

I have been leasing the lower portion of a farmhouse for 14 years and my landlord hand delivered a hand written notice to me to vacate in 60 days due to new management and that they are old. They have a notice at the bottom of my driveway for the 2 bedroom upstairs apartment for rent now. I run my business out of my home and I could not afford to move right now at 66 years old.

what about sublets who steal the property from the previous tenant - in sfd neighborhood, where the neighbors are all in favour of the deserving family who unwittingly rented "to friends" on a sublet basis FOR A TEMPORARY PERIOD OF TIME and then then "friends" will not leave - so sad that the law sides with " possession is 9/10ths of the law, justin trudeau should be ashamed of his ridiculous / unfair "BILL" and opens the door to OPPORTUNISTS .....

you can't get them out youd have to have a reasonable basis for asking them to leave offer them some money to find another place. if they are not paying you rent they will most likely take the deal or threaten them with court it might take you 8 months but if they're smart they will take cash and fk off or sell it with bad tenants youd lose money on the value.
