Let me know what your thoughts are if you own or like to stay on ocean side or bay side?

We stay at Coconut Malorie a week in the summer & Thanksgiving week. Bay side has the best sunset views but the bay is so shallow by Fagers Island seldom see any close by boats. Been on Ocean side at the Princess Royale off season and have a great view of the ocean and nice sunrises. I like the ocean side better during summer months. Trying to talk my wife into renting a ocean front room guess around 10 th Street the June weekend of the fantastic airshow.

Small world my parents owned #28 at Sunset Lagoon from 1986 to 1998 we had a boat dock I remember when they bought it brand new we stayed there off season often

Rich: The first one looks like the units my family stayed in back in the 70’s 😂😂. On both the first one & the Townhouse how bad is the flooding hazard?

Ha! Yes, indeed. I’ve been through many units that have been preserved in time🤣 Flooding is rare but could happen. Downtown OC seems to flood more easily on the bayside/street areas.

If you can do without beach front and being on the island, look into west OC. The area is blowing up and for 400k, you can still find a house/townhouse with plenty of space. Condo fees in OC proper are ridiculous as well as the noise an traffic during summers. We bought a house in Ocean Pines in 2018 and don't regret it at all.

When you said how much each unit brings "quarterly" what does that mean?

Thanks Dylan. Those quarterly numbers I mentioned are the condo fees that the unit owner would pay that goes towards building maintenance, amenities upkeep, insurance, landscaping, reserve funds….etc.

I used to own a condo at Break away east ocean front 1 bedroom that I bought for 50,000 cash back in 1980, what is that worth today .I sold it for 100, 000 in 1989 what is it worth today?

Thanks ira! Congrats on that nice sale with your condo in Break Away. Haven't seen one pop up in that building in awhile but just saw a 1 bedroom in a similar setup just sell for $425K.

Got to be kidding. 400 grand for a unit with paneling from the 1960's & what looked like a window air conditioners built into walls. No thanks.

That one was a bit over priced and all original for sure. I think it’s still sitting on the market. Helped a client purchase one last year in the same building for $319k ….about 90% remodeled.

Many older units in Ocean City still use window air conditioning. As long as you have one in the living area and one in each bedroom you will be fine.

@@kevinhoffman8112 You're right on! Probably 50% of places have them and they work fine. Seen some newer upgraded ones that do both A/C and Heat with smart phone capabilities. You can turn the A/C down or heat up while hours away.

And I don't even mind the wood paneling so much. Sometimes that retro look is pretty neat. As long as the unit is clean and well maintained I'm happy. I spent two weeks in a unit at Bridgepoint on the Bayfront I think it was 94th Street. It had wood paneling throughout. Very homey and comfortable.
